Thank you for your feedback! The very large leather sofa is a plush-style sofa design with softer cushions for comfort, which can give the cushions a more relaxed appearance. Chair portions do not recline. We appreciate your comments and will continue to monitor the furniture to ensure everything remains comfortable and in good condition for our guest!

Thank you for staying with us and for sharing your experience. We’re glad you enjoyed the large decks, campfires, shooting stars, incredible storm, and everything the home has to offer. We’re sorry the lake conditions affected your ability to swim. Unfortunately, your week coincided with a very unusual combination of prolonged heat, drought, and a major storm that blew a significant amount of weeds into our shoreline. We have not experienced water conditions like those during your week for many years. In fact, people were swimming, kayaking, paddle boarding, and water skiing both before and after your stay, so the conditions you experienced were certainly not typical. When unusual weather creates conditions like these at our property, they generally affect this entire portion of the lake rather than just our shoreline. We would also like to clarify the comment about sharing the property. The house and property are private and are not shared with other guests. The only shared area is the boat launch that divides our property from the neighboring property and provides access for both properties. We agree that the neighbor’s boat trailer should not have been parked where it interfered with your waterfront view, and we will address that going forward. One of the things that makes this property particularly special is its privacy. On the east side of the home, the shoreline continues for approximately a mile before reaching another house. It is difficult to find this combination of privacy, waterfront, expansive decks, boating access, and views on Lake Champlain, along with paddle boarding and kayak access to approximately a mile of undeveloped shoreline. In addition, there are two public sandy beaches within approximately 15–25 minutes, as well as multiple state parks on the water nearby. We appreciate your comments and are happy you found the house well equipped and enjoyed the beautiful setting. We hope the campfires, shooting stars, storm, and Vermont evenings provided some wonderful memories. Additional Note: Please see the last two photos on our VRBO website showing the waterfront conditions on August 16, just one day after your departure. These photos show a large area, not just a close-up of a specific spot.

Great to hear that you loved everything about the property! We don’t hide our policy on not allowing parties of any kind. It is listed on the website and contract. We do allow two day guest as you mention. This allows 10 people on the property. With this property being one of the premiere properties in the area, there would be a constant crowd of people at the property if we didn’t have this policy. Some folks choose to rent both properties we have to allow for more family to be together. Appreciate your business! Hope to see you again!

Todd, Thanks for the input! Appreciate you letting us know about the AC unit that had failed. It was replaced with a new oversized capacity AC unit. The dock and boat launch does add a great enhancement to the property. There are few properties that offer this in town.
