This tiny house offers a kitchenette, in-unit washer and dryer, and a newly added dishwasher for added convenience. Separate bedroom with door, unlike studio units where your living room is your bedroom. Smart TV s in bedroom and living room. Recessed lights throughout with smart dimming switches. Tankless water heaters for instant hot water. This guesthouse is nestled among the branches of several large trees and has steps leading up to the entryway for a unique tree house feel. There is a spacious private patio next to the guesthouse.
The guesthouse is detached from the main house, with guests having a shared entrance with other guests accessible from the driveway. Guests have exclusive use of the entire guesthouse and the adjacent private patio.

For guests staying longer than 30 days, the owner performs a monthly inspection to ensure that everything in the unit is in good condition and functioning properly for the guests.

Registered Guests Only
Only guests included in the reservation are permitted to stay overnight. No unregistered overnight visitors allowed.
Visitors: No Extra Guests. If you plan to have visitors during the day, no problem. But please make sure the only guests who stay overnight are those listed in your reservation. A ‘Visitor’ is the responsibility of the hosting guest. Must present photo ID and must be over the age of eighteen or be an immediate relative to be on the property.
No Smoking or Illegal Drugs: Guests will not use, be under the influence of, or be impaired by unprescribed drugs, nor be intoxicated with alcohol. Smoking tobacco, marijuana, or any other substance is not allowed inside the house or anywhere on the property.
No Guns, Firearms, or Weapons of Any Kind: We are a gun-free household and do not allow firearms or weapons on the property. If you are a firearms carrier, your weapon must remain off the property.
No Pets: Unless previously agreed upon.
Pet & Animal Policy
Guests must not bring unregistered pets or acquire additional pets without prior management approval.
Guests must not clean, groom, brush, or bathe pets in the bathrooms or anywhere inside the guesthouse.
Pets must not be allowed to roam freely. They must remain confined at all times except when inside the guesthouse.
Service and/or emotional support animals must remain with you at all times (24/7) and must not be:
Outside your control
Unhousebroken
Left alone in the unit.
Allowed into areas that are off-limits to guests
Brought into shared spaces (e.g., hallways, shared kitchens, or backyards) unless harnessed, leashed, or tethered
Quiet Hours: Please respect quiet hours from 10 PM to 6 AM.
Trash and Recycling (Stays Over 28 Days): Guests are responsible for taking out the trash and recycling from the unit and placing them in the designated black (trash) and blue (recycling) bins. Please take the bins to the curb on Wednesday night for Thursday pickup, and return them to their place afterward.
Parking: Street parking only.
Gardener access: Gardener comes every Wednesday usually in the morning to do a quick yard cleaning. They will access the walkway and patio area to clean leaves. The gardener sometimes takes the bins out, but since it may be a different gardener at times, please take the bins to the curb if it hasn't already been done.
Mail: Guests are not allowed to receive postal mail at the property (packages such as Amazon are ok). There is a UPS store around the corner on De Soto and Ventura if needed).
No Alterations to the Property
Guests are not permitted to use stickers, nails, screws, or drills to attach anything to the walls, doors, or furniture.
RESPONSIBILITY:
The Owner/Management is not responsible for the following:
Any accidents, injuries, deaths, or illnesses that occur while on the premises or using the facilities.
The loss of personal belongings or valuables belonging to guests.
Any damage to vehicles, theft, or items left inside vehicles.
Any towing, fines, or booting charges.
We appreciate your understanding and cooperation in maintaining a safe and respectful environment for everyone on the property.
