The apartment smelled _very_ musty. The host claimed it was due to the new parquet flooring. They never denied that it smelled horribly, just what the smell came from. Incidentally, there was some dust and a spiderweb under some of the furniture, so the floor couldn't have been _that_ new.We saw ants in the apartment.The hot water didn't work for the first night. The offered to come to fix it late at night while I was putting my kids to sleep, but I was too busy putting my kids to sleep. They came by the next morning and it seems they fixed it, but at that point the smell was getting to us so we decided to leave.The host said we should open the windows to air out the apartment for a few hours to get rid of the smell. We had tried that the day before and that didn't help at all. We tried it the second morning and it didn't work at all.We left after one night into a four night reservation. The host has refused to issue a refund despite multiple requests via VRBO and WhatsApp.The location so close to the beach is very nice. Unfortunately the VRBO site wouldn't let me see the categories I was ranking, so I just marked everything as terrible since it was overwhelmingly a terrible stay.

Thank you for your review. I am sorry that the apartment did not meet your expectations. I would like to clarify a few points for future guests. The apartment has recently undergone renovation work, including the installation of a new parquet floor, which is why a temporary smell may still be noticeable. This was explained immediately, and I also suggested airing the apartment, as is common after renovation work. Regarding the hot water, I responded promptly and offered assistance as soon as I was informed of the issue. A technician attended the property the following morning and the matter was resolved. During the stay, I remained available at all times and responded quickly to every message. The apartment is professionally cleaned before each arrival, and any concerns raised by guests are taken seriously and addressed as quickly as possible. The decision to leave early was made by the guest. I was not informed of the departure at the time, and the keys were left without prior notice. Any refund requests are handled through the booking platform according to its policies and procedures. I appreciate the positive comment about the location, which is indeed one of the property’s strengths, being just a short walk from the beach Grazie

Perfekte Lage

Wir waren mit unseren 4 Kindern dort und hatten tolle Tage. Gegenüber befindet sich ein Park mit Spielplatz und Basketball/Volleyballfeld. Kurze Wege ins hübsche Zentrum von Ostia und zum Bahnhof Lido Centro wo sich auch der nächste Supermarkt befindet. Mit der Bahn kommt man gut in die Stadt Rom. Der Strand mit Strand- Cafés ist gleich um die Ecke und mehrere sehr gute Gelati-Cafés ebenfalls. Wir kommen sehr gerne wieder.

Ostia o muerte!

This flat is exactly as advertised; a comfortable, no-frills place a stones throw from the Tyrrhenian Sea. The hosts were patient with me when I arrived much later than I led them to anticipate due to my inability to navigate a very straightforward neighborhood. (I suspect it was the jet-lag; I didn't get lost for the rest of my stay - only when I arrived and folks were waiting on me.) The rooms were clean; the linens were clean; the dishes and the kitchen were clean. Everything worked; and the hot water in the shower never seemed to run out. (I was in Rome for a jiu-jitsu competition, so I spend an inordinate amount of time in the hot shower trying to soak the stiffness out of me.) Francesca was very responsive when I reached out for help finding resources in the area, and in general was very pleasant to work with. Not only would I consider staying again; I'm considering it already.

A very nice stay

We wanted to achieve 2 goals with our stay: Beach vacation (for our 3 children) with sighteseeing (for the parents): Ostia near Rome. The apartment is very well located: it is close to the beach and close to the center of Ostia. Everything is within easy reach with small children. The apartment is located in a nice building. The apartment is large, clean and pragmatic. A little bit of noise is part of all apartments in Italy from my experience. The landlady was very accommodating and helpful. The beach was nice, but we especially recommend the private beach. Ostia itself is more a fun lively town with numerous bars and nice restaurants than a nice town. You can get to Rome city center very quickly by metro. With our small kids we preferred to take the car. With traffic, no matter when, the route then easily takes over an hour. Rome center is always worth a trip and very beautiful.

Wir wurden von Francesca sehr freundlich empfangen. Sie hatte sogar schon für uns das Frühstück besorgt. Die Wohnung ist hell, freundlich und großzügig. Die Ausstattung der Wohnung ist sehr gut.

Perfekte Lage - schwierig mit 5 Erwachsenen

Die Wohnung liegt 3-4 Gehminuten vom öffentlichen Strand (inklusive Bar/Cafe, WC,Umkleide) entfernt. In der unmittelbaren Nähe gibt es ebenfalls fußläufig diverse Einkaufsmöglichkeiten sowie Restaurants. Auch der Bahnhof ist nur 8-10 Minuten zu Fuß entfernt. Die Ausstattung der Wohnung lässt im Grunde keine Wünsche offen. Die Schwester des Vermieters hat sogar für uns einige Grundnahrungsmittel eingekauft, weil wir erst abends ankamen. Was aus der Beschreibung der Wohnung jedoch nicht hervor ging waren im Wesentlichen drei Dinge: 1. der Balkon ist winzig und grenzt an das eine Doppelschlafzimmer an. 2. Das Balkonschlafzimmer ist ein Durchgangszimmer, durch welches man in das Einzelschlafzimmer gelangt. 3. Es gibt nur 1 Toilette, die sich im Badezimmer befindet. Die Spülung der Toilette ist sehr laut und deutlich im Schlafzimmer, welches an das Bad angrenzt, zu hören. Mir 5 Erwachsenen, davon 2 Paare, war es täglich eine Herausforderung, Klogänge und Duschen zu koordinieren. ;-) Bei Familien ist dies vermutlich nicht so tragisch. Die Wohnung liegt im 2. Stock einer Altbauvilla. Raucher müssen entweder runter gehen oder sich auf den Minibalkon quetschen, auf dem 2 Stühle Platz finden (oder ggf. die Wäsche zum trocknen hängt).

Ruim appartement op ideale afstand van strand en metro

Wij werden ontvangen met een flesje wijn, koekjes en een gevulde koelkast. De boiler voor het warme water bleek het niet te doen. Dit werd diezelfde avond nog gemaakt en de volgende ochtend werden voor het ongemak heerlijke croissantjes bezorgd. Buitengewoon goede service! Het appartement is ruim voorzien, inclusief fohn, vaatwasser en wasmachine. De wifi werkt perfect. Helaas geen airco.

Einer der schönsten Urlaube

Wir haben den Urlaub sehr genossen. Die Wohnung bietet alles, was das Urlauber-Herz begehrt. Sie ist sehr gepflegt, sauber und gut ausgestattet. Wir haben kein Auto benötigt. Die Fußgängerzone mit Geschäften, Restaurants und Bars befand sich in unmittelbarer Nähe. Ebenso Supermärkte, der S-Bahnhof (Verbindung nach Rom) und der Strand. Der Kontakt zum Vermieter Max und seiner Schwester Francesca war sehr freundlich und zuvorkommend. Die Verständigung war auf Englisch. Es war einer unserer schönsten Urlaube und wir kommen gerne wieder.

Excellent

All good. Very nice helpful owners. Overall nice and clean although the floors were dirty so we had to wear shoes inside. Easy to drive rental car to Rome each day.

Such a wonderful stay

Our time in Ostia was amazing and so was the apartment. It is comfortably spacious, clean, and a perfect location in distance to the beach and town piaza (5-7 minute walk, respectively). The beach is beautiful and the town is filled with such energy at night it's amazing. Great restaurants along the water and in the center. A great local and cost effective supermarket is about a 15-20 minutes walk immediately followed by the train station that brings you into Rome. Both Max and Francesca were extremely polite, helpful, and addressed any of our needs immediately. If there was one drawback it would be that there wasn't any air conditioning. We arrived in be middle of humid heat wave in early August. There were two fans provided but when we addressed the need for another one Francesca bought a new and delivered it within the day. Do not let the lack of AC sway you though. It's a great place to stay. Luckily, the heat wave broke after the third day and all worked out well. I highly recommend this apartment to anyone and would definitely stay there again with my family. Thank you again!! Jon and Lisa

We loved our stay!

When we arrived in Ostia we were exhausted as we hadn't slept in over 24hrs, and we had arrived a day later than we were supposed to. Francesca had some wine and fresh fruit there to greet us, in an effort to comfort us. She took us through the apartment quickly and allowed us the time to get settled and get some much-needed sleep. Texts messages were returned almost immediately, which we really appreciated. The apartment is in a great location, 5 minutes to the beach and 10 minutes to the square with all of the restaurants. The train station was also easily accessible. It is a quaint and quiet neighbourhood. There is also a great gelato shop steps from the apartment, which we took advantage of every day :-). We loved this apartment and are contemplating our return next year. The only reason we gave it 4 stars instead of 5 is because it didn't have air conditioning, which we really could have used on some of those hot days. We would definitely stay there again! Excellent flat in great location

The flat and it's location get 5 stars. It was 1 block from beach and only a short walk to the Ostia Central train station. Getting into Rome was easy and didn't take long. Lots of restaurants, cafes, markets and gelato places nearby, plus a big park for kids across the street. Flat had everything we needed for cooking. Owners were nice and helpful. It was a great peaceful and friendly place to stay instead of being in noisy Rome. I took off 1 star because internet was slow, dropped frequently and would run out every other day and then there would be no access until owner renewed the account balance. Also, there was only 1 English station on the TV and it was Bloomberg Financial, not great for evening watching and no help for entertaining kids. With poor internet we couldn't download and watch our own shows or movies.

Thank you Kristin for your stay and for yours advice. During your stay ,you didn't tell me about this problem of connection.If i knew i would fix immediately. As you know,the tv-sat was broken and to overcome this jack i 've renewed wi-fi two times for a total of 18€,about 15gb. Anyway i apologize with you.

What a beautiful apartment!!

What a beautiful apartment! We enjoyed our stay the town is quaint and beautiful. transit was within walking distance which was a major plus for us. The little bakery down the street had amazing pastries. Lots of restaurants to choose from. The people were friendly in the town too! If we ever go back to Rome we would choose to stay with you again. Max was easy to get ahold of and we appreciated the little touches that were left for us especially the bottle of wine, basket of fruit and little cookies. très bonne expérience

Très bon séjour. A notre arrivée, l'appartement était très propre, il est bien équipé et situé à 5 minutes à pied de la plage (non privée, ce qui est rare en Italie). Accueil chaleureux et complaisant de Francesca. Nous recommandons !
