SOUTH LAKE TAHOE RESTRICTIONS:
- Area rangers strictly enforce all Vacation Rental ordinances (parking, noise violations, camping, etc). If a citation is received, the guest will be responsible for paying both guest and owner citations, up to $2,000 
- To avoid citations, follow all community rules as outlined in the Welcome Book and observe quiet hours between 10:00 pm and 8:00 am. Please note that outdoor hot tub usage is restricted during quiet hours, and will also incur a fine if used between 10:00 pm and 8:00 am

The house is huge and has plenty of rooms and beds. This is a great set-up for a large group. Lots of fun game tables, a hot-tub and beautiful location and view from the balcony. 10 minutes to travel to the store or beach makes it a perfect location. Checking in was easy, everything went smooth. The kitchen could be stocked better, bring your own cookie sheet/pan if needed for your stay. But the rest of the house was well set-up and stocked. Would definitely stay here again.

Decent house / great host

The house itself was a bit worn and not in the best condition. Certain areas felt dirty, the pool cues were all in rough shape, and the shuffleboard table was wobbly and felt like it was on the verge of falling apart. I was also surprised to learn that the hot tub required a separate reservation and additional fee to be heated and ready for use. I wish that had been communicated more clearly before our stay.That said, the house definitely served its purpose. It comfortably slept all 12 of us, and everything was functional. It just felt a bit outdated and in need of some maintenance. The grill and sauna are a couple of examples that could use some attention.The highlight of our experience was Kiran, our main point of contact. He was fantastic from start to finish. He accommodated a 4-hour early check-in and a 3-hour late checkout, and even got the hot tub up and running for us on short notice after we arrived. He was super responsive, helpful, and cared about making sure we had a great experience.While the home itself wasn’t quite what we expected, Kiran’s service made a big difference and left us with an overall positive experience. Because of that, I’d consider booking through Evolve again in the future.

Nice location but poor property preparation for guests

Great location and price given the number of rooms, but there were a lot of problems with the property upon arrival. The hot tub was low on water and dirty, and the dishwasher had a clog and sitting water, so we had to hand wash all of our dishes during the trip. The sauna also didn't work, and the barbecue grill barely functioned due to limited gas flow, which we found out as we were trying to use it for dinner. There were also some beer cans found from previous guests.The local contact Adrian was very helpful in getting the hot tub fixed.

Great vacation house for our family getaway. Great anytime response from property/service manager, on-time committed ownership.. We are very satisfied to rent this place. Like everyone says: this house has everything to offer and extraordinary views!

Best stay with wonderful views

Excellent house. Amazing views. The is a multi-level house with ample space and had tons of fun. Multiple common areas, both inside and out, were great for our crowd. It seems like every single room has mountain views! Couldn't have asked for more -just a great place to be.

South Lake Tahoe Stay

We were a large party of 15 people and it accommodated all of us comfortably. The location was nice and nearby civilization. The price was reasonable. I definitely recommend staying here as there are options for entertainment/keeping you busy and relaxed! For example, the hot tub, the sauna. the game room.

Beautiful property and amazing stay

The home was beautiful and well laid out. We held a leadership retreat there and we had plenty of room for our 14 attendees. The beds were out of this world comfortable and we greatly enjoyed the layout of the house, the fireplaces and the amazing setting. Evolve was great to work with and the entire team was very professional. Everyone is already asking to come back next year!

Great house for the resonable price

We are a group of 16 people, stayed for 6 days and we all had a great fun at the house. This house has everything you wanted to enjoy including Sauna and Spa. They also have separate exercise room with new workout equipment! The scenic views were stunning.. I would strongly suggest this house for everyone.

Great memories at this home!

We rented this beautiful house for our family trip. It was three different families and a total of 13 people. We had plenty of room while we all had our meals together and all slept comfortably. The house has a beautiful view and 3 decks for evening gatherings. Our families had an awesome time at this house, plenty to do in game room and everything is conveniently close by.

This home was amazing!!! I loved the multiple levels that each had their own deck!! The master bedroom was spacious and awesome. We loved the openness of the set up of the entire house. Great to have games on the 2nd level. Couldn't have picked a better place for our stay!

Nice vacation home!!

Not only is this house very nice, it's the perfect house for a large family vacation. It is a two story home with a huge play room downstairs. They have enough floor space, so everyone doesn't have to be on top of each other all of the time but plenty of room if they all want to be together. It's perfectly located in the middle of everything fun in South Lake Tahoe such as Camp Richardson, Emerald Bay, Heavenly, Zephyer Cove, golf and casinos. I would definitely want to stay there again!

Amazing & Fun Property

We stayed at this house for a week long vacation in Feb and we were thrilled to stay at this house. House has 3 huge decks, and views are amazingly good. They have a lot of glass windows covering all the back side views. Hot tub is located on one of the decks and it was totally amazing to stay at this house and see valley and mountains all day long. They have tons of games for kids and almost every activity you can imagine at a vacation house. This is truly a great vacation place and I would love to go back there again!

HUGE house, perfect location and full of amenities!! Five Stars!

This house is huge. We arrived just after the house had been cleaned, plenty of fresh towels and sheets were clean. Excellent for large groups hitting the slopes or the lake, depending on the season. Pool table, ping-pong, hot tub, game room, this place had it all. The hosts were pleasant and timely with their responses. I think the home has changed owners but would still recommend this unit to anyone!

Had tons of fun, best views!

We go to Tahoe every year and this is our first time renting a vacation home. We were a group of 8 adults and 5 kids. This home entertained our group a lot. They have TVs in almost every corner, full size pool table, foosball table, ping-pong table, lots of board games, PS3, bar area, sauna, fitness room and Spa. More importantly stunning VIEWS! Owner was very responsive and easy to work with. We would love to go back there before this snow season once again!!

The house was okay, a little bit of a drive from the mountain. Didn't get check in instructions on time, got to the house and was locked out. Had to call property manager for keys.

PROPERTY CANCELLED ON US THE DAY OF OUR STAY AND DID NOT ISSUE FULL REFUND

We were booked two months ago to stay at this property. I got a call the morning of our stay saying the place had flooded. I had already flown in! They did not offer me a comparable replacement and we were left to figure it out on our own.

Vacation stay

My large family stayed at this home. 10 adults and 6 kids. Plenty of room. Very close to Heavenly for skiing...about a 10-15 min drive. Clean home with plenty of room to hang out. Hot tub worked great. Heater had issues ...good thing we were handy people! It would be great if there were instructions on how to use the TV's only one worked for us out of the 4 in the home. There was a Christmas tree in the home which was a nice touch for the holiday! Pool table, ping pong table, and foosball table were also great to have!

Nice vacation home

We are from Colorado and it is our first time visiting Lake Tahoe. We had a very nice time in Tahoe. Every attraction can be found in Tahoe (casinos, skiing, lake, gondolas).. Coming to the house, it was a great house that entertained all ages of our group really well. Excellent views, took many pictures, covered spa, sauna, pool, ping-pong and foosball tables and many other games. They have tons of board-games and PS-3 system. You may need to bring your own games if you are a PS-3 geek, as they don't have popular titles. They also have a separate room with exercise equipment (treadmill and bike). Overall we had an excellent time at this house!

Awesome Home!

This is the best property available for the price. If you've got a big family and enjoy tons of entertainment, this is the one. A couple of minor problems like a broken laundry door, a ltitle hose from the toilet pops out after flushing on the bottom floor, and a certain part of the floor is not as sturdy in the living room area near the kitchen. I was worried that I was gonna lose my deposit as it did not mention any of these things before I booked but I got it back. Other then that, i loved this house. Not the most modern house but it is full of fun! BBQ, pool table, ping pong, hot tub, fuzzball! Casinos and snowboarding resorts 10-15 mins away. Had a great time and would definitely book again.

You changed our house on the day of our arrival to a house that is listed for 10 people. We are a group of 18!! There is really only 1 usable bathroom for 16 people! The second shower is open to the bedroom so not a privatespace leaving just one useful shower. Two people stayed on the pullout living room couch so that early risers had nowhere to sit. We had to share bedding from other beds because there were no extra sheets and blankets or pillows. Finally the hot tub got repaired and was usable. I understand that the house we rented was damaged at the last minute and you replaced it with this one. This house was half the size of the one I rented. Sam said it would fit 20 nicely when he called to make the change!! Not so. I hope you will compensate us in some way as you have stated in your agreement.

Frat House

False advertisement: The condition of this house was like a frat house. It had no Air Conditioning and was infested with bugs. Most everything was damaged or falling apart. All negative online reviews are deleted and negative guest book reviews are ripped out. Owner refuses to make upgrades. I spent one whole day of my vacation making repairs, so my family could live in this place for a week. My mother and wife both got heat sickness from the lack of air conditioning. The place is in serious need of repair.

the house was very dirty. there was a lot of dust everywhere and dirt. all of the closets were dirty and full of broken cleaning equipment. The balconies were dirty, the chairs were broken, the jacuzzi and sauna were very dirty. All of the windows were very dirty. The internet was not working, and one level did not have electricity. The kitchen was very dirty and smelly. there were spider webs everywhere throughout the house. There were broken lightbulbs on the balcony floor, and the smoke detector was missing a battery. We are under the impression that the house has not been clean in about 6 months. The management did not come to the house to check it at all. we were not able to use anything that was in the house because it was so dirty.

My reservation was canceled THREE HOURS before check-in. I was LIED to by the property management company, Evolve, and told there was water damage, when in fact it had been double booked, and the renters we spoke to had already been there for days, and still had days left on their reservation. I later saw multiple prior reviews that the EXACT same scenario had happened to prior renters. Both Evolve and VRBO gave me NO help, NO compensation and NOWHERE for me and my 15 family members (including elderly family and an infant!) to go. Communication with Evolve and VRBO was mostly limited to email and phone conversations with 2 people who only offered the standard impersonal company dialog of "we are sorry for the inconvenience and understand your frustration... blah, blah blah..." I was told we were on our own to find somewhere, and their only offer of compensation for the TERRIBLE circumstances they left us in was 200 "Key Cash", and ONLY after I was required to jump through their hoops of sending them PROOF that I had paid in full, which they admitted they already knew, but "that was their policy". UBELIEVABLE! I respectfully declined their "generous" offer! Good luck communicating by phone with anyone from Evolve or VRBO with any authority! This was my 5th year of using VRBO to rent a large place for my many family members for our yearly vacation. They even acknowledged that they saw the record of my prior significant business, but it didn't seem to matter! CALL ME, VRBO!
