The Neighborhood:

Yaxché Condominiums is located in the desirable mid-island area of Isla Mujeres, right next to Isla Village, where you’ll find restaurants, cafés, shops, spa services, and convenient essentials just a short walk away. The supermarket Chedraui is also nearby, and downtown Isla Mujeres and famous Playa Norte are only a short golf cart or taxi ride away.



The condominium sits directly on the Caribbean coastline, making it a beautiful place to enjoy the sea breeze and unforgettable sunrises. This part of the shoreline is natural and rocky (not a sandy beach), which gives it a dramatic oceanfront setting. For swimming and sandy beach access, there are lovely beach spots just a short walk away.



One of the best parts of staying here is enjoying the peaceful atmosphere of this side of the island, while still being close to great restaurants, beach clubs, shopping, and everything Isla Mujeres has to offer.



Getting Around:

Isla Mujeres is small, charming, and very easy to explore.



The most popular ways to get around are:

We highly recommend renting a golf cart or bicycles to explore beaches, restaurants, and hidden corners of the island at your own pace.

Before arrival, we will request:



✔ A photo ID for each guest staying at the property

✔ Signature of the condominium regulations required by the building



Tropical island note



The condominium receives regular preventative fumigation. However, due to the island’s tropical climate and surrounding vegetation, small insects such as ants may occasionally appear. To help prevent this, we recommend not leaving food outside the refrigerator.



Air conditioning



For proper AC performance, please keep doors and windows closed while using it and avoid setting the temperature below 21°C, as this may affect performance during your stay.



Island utilities



Although uncommon, brief power outages may happen on the island due to local utility fluctuations. These are typically resolved quickly and are part of island living.



Oceanfront setting



Yaxché is an oceanfront condominium, but the shoreline directly in front of the property is rocky rather than a sandy beach. Sandy beach access is minutes from the apartment. The apartment itself is surrounded by tropical vegetation, creating a peaceful and private garden atmosphere instead of a direct ocean view.
