You’ll have full access to our cozy cottage and the surrounding 5‑acre property. Take a leisurely stroll along the serene walking path, unwind at the peaceful outdoor sitting areas, and enjoy the quiet, open space at your own pace. A small closet under the stairs and the outdoor shed are reserved for host use. The rest of the property is yours to relax, wander, and make yourself at home during your stay.

Other things to note
» For additional guests beyond the first five, a facilities fee of $16 per person, per day applies.
» Special events and large gatherings are allowed, are negotiated with Host separately, please inquire.
» Pre-arrival form must be filled out and completed 24 hours after booking or “same day bookings” (SDB) filled out at booking.
» IDs pre-verification must be completed via pre-arrival form.
» All guests (exceptions are guests under the age of 16) must present their IDs to the Host upon arrival at check-in.
» We only accept bookings made directly by the guests. No exceptions.
» Limit of 2 dogs, total $145 per stay (see House Rules)
» Commercial photography is allowed outside only with Property Management permission.
» Smoking, vaping, and use of illegal or recreational drugs are strictly prohibited (see House Rules).
» Cigarettes & cigars are permitted outside at least 15 feet from the cottage only (see House Rules).
» Fires are strictly limited to the gas fireplace, gas fire pit or gas grill only. No other fires are allowed. Violations incur fees of $500+.
» Any issues, questions, or suggestions should be brought to the attention of the host immediately.

You will have access to the entire cottage and property, except the host shed and closet.

GETTING AROUND:
Direct flights in and out of Alamosa are available via KeyLimeAir.com and car rentals through QuestCar.com. Our cottage is located in a relatively rural area, requiring a 10-minute drive on dirt roads from the highway to reach your destination. Our cottage’s comforts, views, and amenities make your journey well worth your time. Your adventures or relaxation starts when you arrive.

THE NEIGHBORHOOD:
Nestled about 5 miles north of Blanca, Colorado, our cottage offers a serene escape at the base of the Sangre de Cristo Mountains and the Sierra Blanca Massif. This compact group of mountains includes four 14ers—Mount Blanca (the 4th tallest in Colorado), Little Bear, Ellingwood, and Mount Lindsey—and a 13er, Mount Hamilton. It’s an ideal destination for hikers, bikers, climbers, hunters, nature enthusiasts, and travelers seeking some R&R.
House Rules Summary (6.4.26)

Our House Rules and Security Safeguards ensure a safe, respectful, and pleasant stay for everyone. By booking, guests acknowledge and agree to these rules and accept responsibility for maintaining a safe and respectful environment for themselves, their group, and our neighbors.

General Conduct
- Guests must be 18+ to book.
- No federally illegal drugs.
- No vaping anywhere on the property.
- No smoking indoors.
- Outdoor smoking (cigars/cigarettes only) is allowed only in the designated area at least 15 ft from doors and windows.
- Keep noise low and be respectful of neighbors.
- Report any issues promptly so we can assist.

Fire Safety
- Only the gas grill, gas firepit, and gas fireplace may be used.
- No other open flames are permitted (no wood fires, charcoal, candles, or campfires).
- Fire‑safety violations are strictly enforced and carry a minimum $500 fine, with higher fees possible based on severity.

Pets
- Limit of 2 dogs. Please clean up after pets.
- Pets may not be left inside unless properly kenneled (kennel rental available).
- Violating the kennel policy results in a $500 fee, and all pet‑related damages are billed to the booking guest.

Fees & Enforcement
- Late check‑in after 8 PM incurs a $50 fee, payable to the host at check‑in.
- Host call‑outs involving law enforcement carry a minimum $500 fee and may result in immediate eviction without refund.
- Guest Policy violations, House Rule violations, and any breach of the Rental Agreement begin at a $500 fee for each occurrence.
- Serious violations may result in immediate eviction without refund.

Legal Notice
The full Guest Policy, Fire Safety Rules, House Rules, Violation Fee Schedule, Pet Policy, and Binding Arbitration Agreement are included in the Rental Agreement. The booking party must sign the Rental Agreement within 24 hours of booking for the reservation to be valid on all platforms.

By booking our cottage, guests agree to these terms and acknowledge their responsibility to maintain a respectful and safe environment for themselves and our neighbors. We appreciate your cooperation in upholding these standards.
