In keeping with our commitment to offering a true country living experience, we have chickens and a rooster on the property. While the rooster may crow in the mornings, it adds to the charm of the rural atmosphere, giving you a taste of authentic country life.

We take great pride in maintaining a clean and welcoming home. Fresh linens, towels, and toiletries are provided in every bedroom and bathroom. For your entertainment, we offer high-speed Wi-Fi and two smart TVs, pre-loaded with Netflix, Prime Video, Hulu, Disney+, Paramount+, and Peacock (please note, there is no cable TV or sports channels).

Rental Policy

Local Bookings:
Unfortunately, we do not currently accommodate local residents at this time. If your situation is unique, please contact us prior to booking and we will review on a case-by-case basis. We appreciate your understanding and cooperation.

Authorized Guests:
Only guests included on the reservation are permitted on the property unless approved in advance.

Visitors remaining on the property past 10:00 PM will be considered overnight guests and must be added to the reservation. Unauthorized overnight guests may result in a charge of $50 per person, per night, along with an additional non-compliance fee of $250.

More than 6 guests? Please message us in advance to discuss sleeping arrangements and property accommodations for larger groups.

Unauthorized Parties / Events:
Parties, events, gatherings, or more than 4 unregistered visitors are strictly prohibited without prior approval.

Violation of this policy may result in immediate termination of the reservation without refund, removal from the property, additional cleaning or damage charges, and a minimum non-compliance penalty of $1000.

Vehicle Limit:
A maximum of 4 vehicles is permitted on the property unless approved in writing beforehand. Excessive vehicles or unauthorized parking may be treated as an unauthorized gathering or event.

No Smoking:
Smoking or vaping of any kind is strictly prohibited inside the property.

A minimum fee of $250 will be charged for violations, in addition to any costs associated with odor removal, cleaning, or damages caused by smoking.

Pet Policy:
Dogs are welcome with prior approval.

There is a fee of $50 for the first pet and $15 for each additional pet, up to a maximum of $80 total (maximum 3 pets).

Please keep pets off beds and sofas and do not leave pets unattended inside the property. Guests are responsible for cleaning up after their pets. Violations may result in an additional cleaning fee of at least $100.

Guest Verification:
For safety and security purposes, guests without prior reviews may be asked to provide a valid government-issued ID after booking or at check-in.

Security Cameras:
For safety and property protection, exterior security cameras are installed outside the property. Cameras are used solely for monitoring exterior activity, parking, and entrances. There are no cameras inside the home.
