This upgraded unit is centrally located in San Diego's trendy University Heights Neighborhood. Only a few blocks from tons of delicious restaurants, beautiful green parks with gorgeous views, great shopping, and close to the World Famous San Diego Zoo, beaches and the Gaslamp. Enjoy all Southern California has to offer!

GENERAL
Standard check-in time is 4 PM and check-out is 10 AM. We thank you for not smoking and not bringing any pets onto the premises.
Please ensure that the total number of guests you specify in your booking is accurate, including all infants and babies of all ages, and let us know if that changes. We will only accommodate those guests specified and no more above and beyond that number, especially due to municipal codes regarding occupancy.
NOISE & GATHERINGS
Due to the residential nature of our neighborhood and out of respect for our neighbors, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at any time. Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties.
OCCUPANCY
Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests, including all infants and children, shall not exceed this number at all times.
SAFETY
There may be cameras present on the exterior of the property. Please see the listing for further details. Cameras must remain clear and not be tampered with or blocked in any way.
STAYS LONGER THAN 30 NIGHTS
The booking site does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens. This is charged separately for each individual cleaning.
FURNISHINGS
Moving existing furniture out of the apartment or new furniture into it without consent of the host is strictly prohibited. Moving large furniture within the apartment from one room to another is also prohibited as our housekeeper may not be able to physically move it back once you depart.
PARKING
Parking details are specified in the Amenities section of this listing. If there is no reserved parking, please observe all posted parking restrictions when utilizing public parking.
TRASH & RECYCLING
Use blue bins for recycling, green bins for food waste, and black bins for everything else.
INFANTS & BABIES
If our space is listed as child-friendly, it’s because we’ve had many families with infants request to stay. While we’re happy to host those groups, please note that we do not provide cribs, pack and plays, or infant bedding, so plan accordingly if needed. However, if our space is listed as not suitable for children under 12, that means we are unable to accommodate young guests for safety or comfort reasons.
COPYRIGHT INFRINGEMENT
We are pleased to provide you with internet service during your stay. By utilizing our internet connection, you agree not to download, share or otherwise use others' copyrighted content, such as movies, music, computer games or television shows without proper authorization
OTHER
We understand that accidents happen. If anything breaks during your stay (e.g., a wine glass, photo frame, vase), please let us know right away so we can clean it properly for the next guest. We generally don’t charge for small items or decor, so don’t hesitate to reach out.
We trust your stay will be a pleasant one, and we would be grateful if you would consider leaving a positive review following your visit. Should any concerns arise during your stay, we encourage you to contact us directly so we can resolve them promptly.
Please note that, in line with Airbnb’s policy prohibiting compensation in exchange for reviews, any courtesy refunds will be issued 14 days after checkout.
If a guest violates these house rules, an incident management fee of up to $500 may be charged to cover the administrative time, travel, and effort required to investigate and resolve the issue. This fee is separate from any additional costs related to damages, extra cleaning, or penalties for specific violations.
CITY REGULATIONS
The City noise limits pursuant to Municipal Code sections 59.5.0401 and 59.5.0501, and remedies available to the City to address and enforce violations, including the issuance of individual administrative citations in an amount up to $1,000 to each guest and to the host. Upon a failure to vacate by the expiration of the occupancy term, guests may be deemed trespassers and may be subject to removal by relevant authorities Pursuant to Chapter 5, Article 1, Division 10 of the Municipal Code, if the police are called to address public peace, health, safety, or general welfare issues, guests may be responsible for the cost of the police response.
