The Space:

This 4-bedroom, 3-bathroom condo in downtown Playa del Carmen sleeps up to 10 guests and sits just one block from both the Caribbean Sea and the famous 5th Avenue. Floor-to-ceiling windows frame direct pool views, and you'll step outside to find resort-style amenities including a shared pool, sun deck, gym, and 24/7 security.



Bedrooms and Bathrooms

Four bedrooms give everyone their own space:

- The first bedroom has a double bed

- The second bedroom has a double bed

- The third bedroom features two bunk beds, sleeping four

- The fourth bedroom offers two single beds

Three full bathrooms mean no morning lineup, and room-darkening shades in every bedroom help you sleep in after late nights exploring 5th Avenue.



Living, Dining, and Kitchen Area

The open-plan living area flows straight out to a private terrace overlooking the pool. Slide the floor-to-ceiling glass doors all the way open and the terrace becomes an extension of your living room—you can watch the kids swim from the comfort of the sofa. Free parking is available on-site if you're driving, and self-check-in via a lockbox makes arrival seamless. Air conditioning keeps the space comfortable, and an elevator provides easy access. Bottled drinking water is provided on arrival to get you started. The building is a single-level home once you reach your floor, and everything from Super Walmart to dozens of restaurants, bars, and boutiques is within walking distance.

Getting Around:

For guests traveling by car, we provide a private underground parking garage for your convenience. If you park on the street, please be aware of metered zones, which operate from 10 am to 10 pm daily, excluding holidays. While public parking lots are available throughout the city, our prime location allows you to reach most local points of interest on foot. For activities further afield, you can utilize taxis, bicycles, or the local colectivo van service. The Cancun International Airport is located 55.5 kilometers away, approximately a 45-minute drive, and we advise guests to pre-arrange their transportation to and from the airport. We are always available to assist with your travel needs. You will find yourself just one block from Fifth Avenue and within a short drive of world-class eco parks and the Hard Rock Riviera Maya Golf Course.



Other Things to Note:

Electricity (Long-term Stays)

A daily allowance of 40Kw/Day of electricity is included for short term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 28 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it.



- Please note that the oven is currently out of service. The stovetop, microwave, and all other kitchen appliances are fully functional.



- In the event of city-wide power outages conducted by the Federal Commission of Electricity, elevator service may be impacted. Please note that the elevator is external to the rented apartment, and its proper functioning cannot be guaranteed during such outages.



- This building is not suitable for individuals with disabilities. It does not have ramps or easy access for wheelchairs, scooters, or other mobility aids.



- Please note that you’ll need to climb a small staircase (5 steps) to get from the pool area to the elevator.



- We provide a few essentials to make you feel more at home when you arrive: drinking water, soap, shampoo, and toilet paper. Please note that these will not be refilled during your stay. If you'd like to arrange grocery delivery, just let us know! We also provide quality bed linens, bathroom and beach towels* and kitchen equipment to give you the most comfortable stay. And if you need an airport transfer, we can help you with that too! Just let us know! (*Please use the WHITE towels for the pool! The striped towels are forbidden in the pool area. The STRIPED towels are for the beach. Thank you in advance!)



- Guests will be requested to sign a Rental Agreement upon booking confirmation



- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



- There is no daily housekeeping but if you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.



House Rules:

- Travelers must be at least 21 years of age or older to book.

- The wristband must be returned upon check-out. Failure to return the wristband will result in a $100 USD fine for each unreturned wristband.

- Only registered guests wearing their wristbands have access to common areas.

- Non-registered individuals are strictly prohibited from entering the condo-hotel and its facilities. Unauthorized access may result in fines and/or immediate cancellation of the stay without refund.

- Pool hours: 9:00 a.m. to 8:00 p.m. No food or beverages are allowed in the pool area.

- Speakers and sound systems are prohibited in the pool area. Only white towels may be used.

- Minors must always be accompanied by an adult. The use of the pool is at the guest's own risk.

- Access to the gym is permitted only for adults. Teenagers aged 14 and older may use it only when accompanied by a responsible adult.

- Please refrain from mistreating the gym equipment. Damage or misuse may result in fines.

- No food or alcoholic beverages are allowed in the gym. Only bottled water or sealed drinks are permitted.

- No parties or events are permitted. Speakers or music are only allowed inside private units, at a moderate volume, and until 10:00 p.m. Guests are asked to avoid excessive noise that may disturb others.

- The possession, use, or consumption of illegal drugs, controlled substances, or weapons is strictly prohibited. Violators will be reported to the authorities.

- Hanging clothes, towels, or other items on balconies or terraces is not permitted.

- Smoking is prohibited in indoor common areas or where otherwise indicated. No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 USD penalty.

- Renters agree to cover any charges related to damages that occur during their stay or cover necessary extra cleaning charges if required after their stay.

- Please avoid moving furniture.

- Pets are allowed with prior notice, and an extra fee may apply if approved.

* Failure to comply with these rules may result in:

- Verbal or written warnings.

- Restricted access to common areas.

- Fines ranging from $50 USD to $300 USD, depending on the nature of the violation (e.g., lost wristbands, damages, noise).

- Immediate cancellation of the stay without refund.

- Electricity cut-off in case of excessive noise or repeated offenses.

- Involvement of law enforcement authorities in serious cases.



Services such as electricity, water, and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.



Interaction with Guests:

This is a self check-in property which allows you to enjoy complete privacy throughout your stay. However please know that we are available seven days a week should you require any assistance. We kindly ask that you send all communications through the booking platform messaging system. We monitor these messages closely and will respond as quickly as possible to ensure you have a pleasant and comfortable experience in our home.
