🌊 OCEANFRONT LIVING

Direct private beach access begins from the pool area and follows the home's private walkway to the ocean, with steps along the way. Ocean-side decks on both the mid and top levels offer beautiful views, while additional street-side decks provide outdoor space on the opposite side of the home.

At least 6 beach chairs and a selection of beach towels are provided for guest use. A Pack 'n Play and high chair are also provided.

🏊 PRIVATE POOL + TIKI BAR

Come back from the beach for an afternoon around the private fenced pool. The pool area includes sun loungers, a high-top table for four in a sunny corner, a small shaded seating area, and a shaded tiki bar with a sink.

An outdoor shower is conveniently located along the private beach walkway.

This property offers optional pool heating with a 3-night minimum. Pool heating is available by request outside the period from Memorial Day through Labor Day and must be requested at least 2 weeks prior to check-in. If you are interested in having the pool heated during your stay, please contact the host/property manager prior to booking for additional information.

Pool heating does not guarantee a specific water temperature. Pool temperature is affected by outside temperature, wind, overnight conditions, and other environmental factors. Under favorable conditions, heating may raise the pool approximately 20–30°F above its naturally occurring temperature, but cold weather may prevent the pool from reaching a desired temperature.

Once the requested pool-heating service period begins, refunds are provided only in the event of a pool pump failure that prevents the service from being provided. Refunds are not provided due to weather or environmental conditions, failure to reach a specific temperature, changes in guest preference, early discontinuation, or unused days.

🍽️ KITCHEN + TOP-LEVEL GATHERING SPACE

The top floor brings together the main kitchen, dining area, and a spacious living room with a large sectional and Smart TV, giving everyone a central place to gather for meals and time together.

The well-equipped kitchen includes both drip and Keurig coffee makers and a dishwasher. Three refrigerators make stocking food and drinks for a large group much easier: one in the main kitchen, a mid-size refrigerator at the top-level wet bar, and an additional refrigerator on the ground level in the garage for convenient access from the pool and tiki bar.

Parking is available for up to 10 vehicles. With direct beach access and several nearby places to eat and grab a treat within walking distance, your group can enjoy plenty without getting back into the car.

🔥 GAS GRILL

A gas grill is provided for guest use. Propane is not supplied. Guests may bring a propane tank or, after booking, use available guest services to arrange propane delivery.

All Pier 42 properties are smoke-free and drug-free. Smoking, vaping, and recreational drug use are not permitted.

PET POLICY

This property does not authorize pets for guest reservations unless specific written permission has been granted by the host/property manager. This policy should not be interpreted as a guarantee that animals have never been present at the property.

Trained service animals are permitted as required by applicable law. Emotional support animals are not considered service animals and are not permitted unless otherwise required by applicable law or the applicable booking platform's policy.

PARKING

Parking is limited to a maximum of 10 vehicles.

CANCELLATION POLICY

You may cancel any reservation and receive a full refund of all amounts paid excluding the "admin fee" (if applicable) if you notify Pier 42 Realty & Vacations in writing (by email or letter) of your intention to cancel the reservation at least sixty (60) days prior to the check-in date. In the event that you cancel your reservation within sixty (60) days of your check-in date, for any or no reason, (including the failure to pay the final payment due 60 days before the stay), including inclement weather, you shall not be eligible for a refund of any payments made to Pier 42 Realty & Vacation Rentals. Admin fees are non-refundable.
