Set within Griffin Ranch, a private gated community in La Quinta, this four-bedroom home is built for groups who want space to spread out, gather together, and do both on their own terms.The desert has its own rhythm - unhurried mornings, golden afternoons, and evenings that cool just enough to make the fire pit irresistible.

Sleeping arrangements
Four bedrooms sleep up to 10 guests with room to breathe. The primary suite offers a Cal King bed, a 65` TV, and an en-suite bathroom with dual sinks and a separate walk-in shower. Bedroom 2 has a Queen bed, Bedroom 3 is set with two Full size beds, and Bedroom 4 comes with two Queen beds - flexible for families or mixed groups. Every room includes bed linens, extra pillows and blankets, and room-darkening shades. Clothing storage is covered with a walk-in closet, closet, and dresser.

Living & entertainment
Two separate living spaces mean there`s always somewhere to settle in. The main living room features a large sofa and a 75` TV, while the second living area doubles as a game room - complete with a poker table, 65` TV, and additional seating. Fast Wifi, an Ethernet connection, and a dedicated workspace with an ergonomic chair round things out for anyone needing to stay productive.

Kitchen & dining
The fully equipped kitchen handles everything from quick breakfasts to full dinners. Stainless steel appliances include a refrigerator, oven, stove, microwave, and dishwasher, backed up by cooking basics, dishes, silverware, wine glasses, a toaster, blender, baking sheet, and barbecue utensils. A drip coffee maker and Nespresso machine take care of mornings. The dining table gives everyone a place to sit and eat together.

Outdoor living
The private backyard is where the home really opens up. A private outdoor pool is available year-round and open 24 hours - no need to heat it in summer, when the water naturally sits between 85-95 degrees. Pool heating is available from October through May at $50 per day to reach 88 degrees. The shared hot tub is open from 7:00 AM to 10:00 PM, and hot tub heat is complimentary. A fire pit, BBQ grill, outdoor furniture, and outdoor TV create a setup that makes it easy to spend the whole evening outside. The backyard is fully fenced for privacy.

Comfort & amenities
Central air conditioning, central heating, ceiling fans, and an indoor fireplace keep the home comfortable across seasons. A washer and dryer are available in-unit. Families with little ones can request a crib or Pack `n play/Travel crib. The home features a private entrance with self check-in via keypad - your unique door code is issued ahead of arrival. Free parking in the garage accommodates up to 2 cars, with 6 additional spaces in the driveway. A cleaning session is included with every reservation, scheduled for Tuesdays at noon.

Location
Griffin Ranch sits adjacent to the Empire Polo Fields - home to Coachella and Stagecoach - and is within easy reach of Old Town La Quinta, Indian Wells Tennis Garden, and a string of renowned golf courses. Highway 111 and I-10 connect you quickly to Palm Springs, shopping, dining, and destinations across the Coachella Valley.

NOTE:
*WEEKLY CLEANING IS INCLUDED WITH EVERY RESERVATION!!:) Will be scheduled for Tuesdays at noon and can not be changed*
*NO access to the golf cart garage, personal golf cart and bikes stored*
*Owners car is in the single garage and covered*
*Guests will have access to the 2 car garage, and 6 additional vehicles can be parked in the extra large driveway*.
Please carefully review all Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket)

VEHICLE SIZE- SPRINTER VANS are not allowed. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
