PICKLEBALL/BOATS
The driveway offers space for up to six (6) cars or trailers, with additional room for two (2) watercraft. We also have two (2) boat lifts and one (1) dock. Please be considerate of the neighborhood and refrain from creating wakes. Also, the driveway is an ideal setup for playing pickleball. We provide a net and four paddles.

KAYAKS
We also have four (4) kayaks with life vests (four for adults and two for children). One (1) kayak seats up to three (3) people, one (1) kayak seats up to two (2) people, and the remaining two (2) kayaks are solo.

FIREPLACE
We have a fireplace with seating along with a BBQ for family cooking downstairs with propane gas tank.

HEATED POOL
From October 1 - April 30, the pool is heated for up to eight (8) hours during the daytime to approximately 72 degrees. Please note the property does not have a hot tub. The pool has a pool shelf and an extension, and it is the same temperature as the pool.

Please note that the water temperatures vary depending on the actual temperature. The owner cannot guarantee that the water temperature will be satisfactory to guests. In case of unusually cold weather, most pool heaters will not or cannot be operated if the ambient temperature falls below 60 degrees F.

The pool is located outdoors, and while we do our best to minimize the presence of leaves and branches, some may occasionally fall in due to natural surroundings. Please note that the pool is cleaned on a weekly schedule, rather than after each individual stay. If this arrangement does not meet your expectations, we kindly ask that you consider this before booking.

ARCADE & GAMES
We have six retro arcade video games, perfect for children and adults, including Street Fighter, Marvel Superheroes, and Pac-Man. We also offer a variety of board games, including chess, poker, and monopoly. Lastly, we offer a Playstation 4 system with two (2) controllers.

FISHING
The property is located on a canal that routinely has dolphins and manatees visit. If you are lucky, you will get to see a dolphin swimming in your backyard!

PARKING
✓ Parking is available for up to six (6) cars or trailers and one (1) watercraft. Please be considerate of the locals and avoid causing wakes. Enjoy your stay and make the most of this beautiful spot!

BOAT DOCK
✓ Parking for one (1) boat is available on the boat dock. We also have two (2) boat lifts available at the property for separate rental, and the max load is up to 6,000 lbs and 10,000 lbs, respectively. Please inquire directly for pricing and availability.

ATTRACTIONS
► 7-minute drive to Roger’s Park, a man-made beach along the crystal-clear waters of the Weeki Wachee River
► 12-minute drive to Sun West Park with a huge inflatable obstacle course

ADDITIONAL RULES:

1. Renters between the ages of 18-25 will be required to provide a $1,000 refundable security deposit.

2. After booking, you must sign a Rental Agreement contract and submit a copy of your ID within 24 hours.

3. A camera monitors the property at the entrance, with another on the northeast corner overlooking the backyard.

4. Dogs are welcome, with a $150 pet fee for one dog, or $100 per dog if there is more than one.

5. Parties and commercial events are not allowed.

6. No smoking/vaping in the property and decks/patios. Violators will incur a $500 cleaning fee.

7. Guests are not allowed to adjust the pool pump's temperature without prior permission. Any unauthorized changes will result in a $500 fine.
