Living Spaces
Enter through the shared front door and ascend a beautifully preserved staircase with original woodwork and stained glass. Inside, you’re welcomed into a bright living room with large windows, elegant lighting, and art deco touches. The open layout connects seamlessly to the eat-in kitchen with a custom dining area—perfect for meals, relaxing, or catching up with friends and family.

Kitchen & Bathroom
The fully stocked kitchen includes a quartz dining nook that seats six, a butcher block prep island, electric stove, microwave, dishwasher, garbage disposal, and a modern sink with integrated accessories. Large windows in the kitchen offer partial views of Onondaga Lake. The adjacent bathroom features a subway-tiled shower, sleek white vanity, and thoughtful amenities like a hair dryer and iron, neatly tucked away for convenience.

Bedrooms
Three private bedrooms, all on one level, feature queen beds, blackout curtains, area rugs, accent walls, and nightstands with charging ports. One room includes a dedicated work space with a full desk setup—perfect for remote work or study.
All guests are required to sign a rental agreement, present a valid driver's license, and provide a selfie for identity verification. Access will only be granted once these requirements are fulfilled. The agreement includes the house rules listed below and clearly outlines specific Airbnb terms upon booking acceptance. Feel free to request the document before confirming your booking.

The primary guest responsible for the reservation must be at least 25 years old. Exceptions may be granted at the sole discretion of the hosts on a case-by-case basis.

Local bookings—defined as guests residing in the same city or county as the property—are allowed; however, guests must provide justification for their stay, and approval is at the discretion of the hosts.

For stays of 30 days or longer, a separate long-term lease may be required to comply with New York State law. Any automated rental agreement sent after reservation acceptance (e.g. via our property management system) is not considered valid or binding for long-term stays unless specifically approved and confirmed by the host.

If a guest is unwilling or unable to complete the lease or screening requirements, or does not meet the screening criteria, the host may request that the guest cancel the reservation. As long as the cancellation occurs within the timeframe specified by the host, the guest will receive a full refund with no financial penalty or impact to either party.

These requirements and timelines are designed to ensure a smooth experience for both guest and host, and will be clearly communicated during the reservation process.

**HOUSE RULES:**

- The attic and downstairs apartment/porch are off limits
- No parties allowed
- No illegal substances allowed on the premises
- No smoking
- Pet waste must be taken care of
- Please respect check-in window (3pm-10pm) and check- out (11am) times
- Please do not cut on the butcher block countertops; use cutting boards
- Take out the trash/recyclables when full. Side or back of property.

As our property is an apartment, it's important to note that some level of noise might be noticeable between units. Please help us keep this to a minimum by adhering to quiet hours (10PM – 8AM) and demonstrating apartment etiquette:

- Please keep noise to a minimum when using the stairs late at night, as the downstairs bedrooms are located nearby
- Keep noise levels to a minimum
- No slamming doors
- No stomping or jumping
- No yelling or shouting
- Don’t be heavy footed
- Show respect for shared spaces

House shopping

The apartment was a perfect location as a base to explore many neighborhoods in Syracuse as we looked for a new home. It is quite well appointed with kitchen supplies, comfortable and quiet. The host gave us great suggestions about neighborhoods to explore and local places (there in Tipperary Hill) to grab food and relax at the end of the day.
