Designed for groups to spend time together without sacrificing personal space, the home offers expansive indoor gathering areas, flexible sleeping arrangements and extensive outdoor amenities.

LIVING SPACES

The 5,000+ sq. ft. open layout connects multiple living spaces, giving larger groups room to gather and spread out. The family room features leather seating, a smart TV and a gas fireplace available seasonally or by request. A sitting room adds peaceful serenity for conversation, reading, and lounging. A dedicated office accommodates 2 workstations and is supported by 1-gigabit internet and a mesh Wi-Fi system. The home also includes a laundry room with a washer and dryer and a 4-car garage.

KITCHEN & DINING

The well-equipped kitchen features granite countertops, stainless steel appliances, wall-in oven, gas cooktop range, microwave, toaster, and generous workspace for preparing meals for larger groups. The eat-in kitchen seats 8 with 3 additional bar top seats, and the formal dining room provides additional seating for 8. Coffee and beverage options include a Keurig, Nespresso machine, drip coffee maker and electric tea kettle. The kitchen also includes a blender, cookware, dishes, glassware and utensils. A separate wet bar is stocked with drinkware for additional convenience.

* Bedroom 1: The Primary Suite featuring a king bed, smart TV, dresser, nightstands, and walk-in closet. The private en-suite bathroom includes a jetted soaking tub, rain shower with jets, steam room and bidet. Two exits to the patio and backyard with gorgeous backyard and mountain views.

* Bedroom 2: queen bed and twin bed, smart TV, armoire, nightstands, walk-in closet and a connecting bathroom shared with Bedroom 3. Beautiful mountain and sunset views and the desert landscape.

* Bedroom 3: queen bed and twin bed, nightstands, walk-in closet and a connecting bathroom shared with Bedroom 2. This bedroom does not have a TV. Front garden view.

* Bedroom 4: The secondary suite with king bed, smart TV, full-length mirror, dresser, armoire, nightstands, walk-in closet and private en-suite bathroom with direct access to the pool area. Backyard view.

* Bedroom 5 : king bed, smart TV, dresser with mirror, chest, nightstands, and a connecting bathroom shared with Bedroom 6. This bedroom does not have a guest closet. Front garden view.

* Bedroom 6: king bed, smart TV, dresser with mirror, walk-in closet and a connecting bathroom shared with Bedroom 5. Front garden and sunset views.

All 4 full bathrooms feature walk-in tiled showers; 2 offer step-free access. A half bathroom serves the common living areas.

OUTDOOR LIVING AND RECREATION

The resort-style backyard features a heated pool, hot tub and expansive travertine patio with multiple lounge areas. Outdoor amenities include dining for twelve, 2 gas grills, poolside chaise lounges, a textured pickleball court, basketball hoop, cornhole, gas fire pit with rocking chairs, backyard gazebo and grassy areas for relaxing or morning yoga. The rooftop offers mountain, sunrise and sunset views. Rooftop access requires stairs.

GUEST ACCESS

Guests have full access to the property except for the locked linen closet. The living-room fireplace is available seasonally or by request; the bedroom fireplaces and outdoor fireplace are not available for guest use.

One step entry is available through the garage, with no stairs required to reach the bedrooms, bathrooms or primary living areas. The front entrance includes steps in the foyer. A step-free route to the pool is available, but it requires walking across uneven, sloped gravel. Rooftop access requires stairs.

CHILDREN AND INFANTS

Please note that the home is not childproofed, and the pool and hot tub do not have a separate safety barrier. Cribs, high chairs and other baby equipment are not provided but may be rented from a local company that delivers to the property. Please inquire for details.

- Linens, bath towels, pool towels, shampoo, conditioner and body wash, and coffee k-cups are provided.

- Luggage drop-off, early check-in and late checkout may be available on a case-by-case basis with advance notice. Availability cannot be guaranteed.

- Mid-stay housekeeping is available upon request for an additional fee.

POOL AND HOT TUB HEATING

Hot tub heating is included with every stay. Pool heating is optional and available for an additional fee of $65 to $200 per night, depending on the month and length of stay. Please request a quote for your travel dates.

When pool heating is added, the system targets approximately 85°F during daylight hours and 80°F to 85°F overnight. Actual water temperature may vary with weather and operating conditions. The goal is a comfortable summer swimming temperature, not the temperature of a hot tub.

Without heating, the pool is typically above 82°F from June through September, although weather affects the water temperature. During cooler months, the unheated pool may range from approximately 50°F to 70°F. If you plan to use the pool between October and May, we recommend adding pool heating.

RENTAL POLICIES

- The booking guest must stay at the property throughout the reservation and must have a minimum of 3 positive reviews and a rating of 4.75+. Third-party bookings are not permitted without written approval. Travel agents and local guests booking for family or friends must contact the property manager before booking.

- Parties and events are strictly prohibited. The property is a private residence and may not be used as an event venue. Weddings, receptions, corporate events, tournaments, ticketed activities, promoted gatherings and similar uses are all prohibited. Event vendors, entertainers, DJs, caterers or other service providers may not enter the property without advance written approval. An unauthorized party, event or gathering may result in termination of the reservation and removal from the property, subject to the booking platform’s policies and applicable law.

- Quiet hours are from 10:00 p.m. to 9:00 a.m. During these hours, outdoor activity must be limited to quiet conversation. Amplified music, loud gatherings, shouting and other disruptive outdoor noise are prohibited.

- A maximum of 6 vehicles may be brought onto the property. Motorcycles are not permitted. Trailers, recreational vehicles and similar vehicles require advance written approval.

- Smoking and vaping of any substance are permitted outdoors only, away from doors and windows. Smoking or vaping anywhere inside the home, garage or other enclosed area is prohibited. Cigarette butts, ashes and all other smoking waste must be fully extinguished, sealed inside a bag and placed only in the outdoor trash containers. Outdoor smoking must not create a persistent odor or other disturbance for neighboring properties. Outdoor smoking permission may be revoked if complaints are received. Guests are responsible for the actual cost of smoke and odor remediation. These costs can exceed $1,000.

- The home is not childproofed. There is no lifeguard on duty and the pool and hot tub do not have a separate safety barrier to prevent children or adults from entering the pool. Guests under 18 must be actively supervised by a responsible adult whenever they are in or near the pool, hot tub, steam room, fire pit, grills, rooftop or recreation areas. Flotation devices and recreational equipment are not substitutes for adult supervision.

- Pets are not permitted. Service animals will be reviewed in accordance with applicable law and the booking platform’s policies.

- Pool, Hot Tub, and Steam Room are to be used responsibly and at your own risk.

- Scheduled exterior maintenance may occur during a stay, including landscaping and pool service. These technicians will not enter the home.

CITY OF SCOTTSDALE NOTICE

Using this property for following purposes is prohibited:

1. Any nonresidential use
2. Parties or Special Events
3. Operation of any type of business
4. Operating any type of group home
5. Performing any acts against federal, state, or local laws
