The Upstairs Bedroom is ideal for families, featuring a king-sized bed, 2 baby cribs, and four twin beds (including two trundles). It also includes a private couch, a small table, and its own AC system for ultimate comfort.

Three additional bedrooms each feature a king bed, ceiling fan, and a workspace. Bedroom 1 includes two bedside lamps, twin rollaway bed for additional sleeping space, an ensuite bathroom with a single sink, shower, and toilet, while Bedroom 3 offers an expanded workspace with two seats, perfect for productivity during your stay.

Our guest house offers a comfortable retreat with two bedrooms both with king beds, each featuring ceiling fans and large windows for natural light. Driveway space can fit up to 13 cars. For those who love a mix of fun and competition, our state-of-the-art multisport court, equipped with lights for nighttime play, lets you enjoy tennis, pickleball, and basketball well into the evening. Plus, our professional-grade turf volleyball court adds even more excitement to your event.

Please note: The tennis court is slightly under regulation size (103.3 ft x 51.3 ft)

RULES:

**For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.

We offer free hot tub/spa heating year-round (except when temperatures drop below 40°F), and pool heating is available for $250 on the first day and $125/day after; pool heating is not available from December 1st to March 1st.

We also charge a minimum of $150 for an unapproved late checkout.

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification.

Pet Fee is $225 (max of 2), NO CATS. This is a one-time, non-refundable fee as it causes a lot of extra cleaning for our crew, extra wear, and tear on the house and we have to shampoo the furniture as we have some guests who are allergic to pets.

No events, parties, or additional guests than the number on your reservation without permission. An additional event fee will be charged.

Guests are welcome to enjoy the outdoor areas after 10:00 p.m.; however, we kindly ask that there be no amplified music, shouting, or loud partying. If this rule is not respected, we will have to enforce a no-noise policy outdoors after 10:00 p.m. for the remainder of your stay. Additionally, if the police are called due to a noise complaint, guests will be charged a $500 fee, which reflects the fine we receive.

All trash bags must be tied up and placed in dumpster with the dumpster lid fully closed. Any trash that overflows from the dumpsters or is not properly places in the dumpster will lead to a $200 fine
