This modernized 3-bedroom contemporary retreat, nestled in a quiet, private neighborhood at the end of a dead-end road in East Falmouth, offers serene water views from two bedrooms, the kitchen, and the family/dining room. Enjoy Your Own personal Dock in the backyard perfect for kayaking or paddleboarding or for your boat. Enjoy deeded access to Green Pond, just 0.1 mile from the property with a boat ramp. If you don’t have your own, there is a Freedom Boat rental club on the pond. You’ll also be just 1.6 miles from Menauhant Beach, with public parking available for non-residents.

The home features a fully stocked kitchen with brand-new appliances, including a dishwasher, stove, fridge, and microwave. New air-source heat pumps provide AC throughout the 1,749 square feet of space. Other amenities include a washer/dryer, 2.5 bathrooms, an attached one-car garage with three driveway spaces, and smart TVs in each bedroom and the living room. Located close to the beaches, Martha’s Vineyard ferry, Cape Cod Winery, two breweries, and Mashpee Commons, this retreat offers the perfect mix of tranquility and convenience! It is also a quick drive to Wood’s Hole, Hike at Beebe Woods, Go to Old Silver Beach and the Shining Sea bike path.

By booking this reservation, you agree to exercise sound judgement / caution and are responsible for your own safety while using the dock/ kayaks. You also agree to indemnify the home owners and hold them harmless against any damages or injuries caused by this amenity or anything else that may damage or injure you during your stay at the property. Just a quick note about boat launching: while there is a small ramp near the house at 119 Green Pond Road, it’s a bit tight and not as convenient for bigger boats, especially at low tide. A better option is the Green Pond Landing boat ramp, which is much easier to use and has better access.

It’s only a couple of minutes’ drive from the house and will make launching much smoother.

• From the house, take a right onto route 28 and then your first right at the stoplight onto Davisville Road before the CVS and go until the end of the street about 1 mile and take a right and then the public landing and boat ramp will be on your left. There are parking spaces, but it’s best to launch your boat and then you can dock it at the house and park your boat trailer at the house.
