Fall in the Smokies is in full swing, and this home puts you close to it all. Dollywood's Harvest Festival and Great Pumpkin LumiNights run through October 31, filling the park with glowing pumpkin displays, live music, and crisp autumn charm. September also brings the Gatlinburg Craftsmen's Fair (Oct 8–28) showcasing handmade art and holiday gifts. As the season turns, the magic continues with Gatlinburg's Winter Magic Kickoff, the Fantasy of Lights Christmas Parade (Dec 4), and Dollywood's Smoky Mountain Christmas — six million lights and holiday cheer running through January 3. The deck is where it starts. Grand Vista Retreat sits high on a quiet mountainside in Sevierville's Bluff Mountain community, and its upper deck runs the full length of the house, facing a lineup of Smoky Mountain peaks: Kuwohi (formerly Clingmans Dome), Mount LeConte, Mount Guyot, Mount Chapman, and Old Black. Deep, well-made outdoor furniture means coffee out here takes a while. So does everything else.
Inside, a barrel-vaulted great room with floor-to-ceiling glass keeps the view in play, and a Sonos sound system runs through every floor of this custom-built home's 3,500 square feet. The chef's kitchen has premium appliances and a custom dining table, plus a garage-style pass-through window that opens straight onto the deck, so plates and drinks move from counter to table without a door swinging in anyone's way.
Five bedrooms give everyone room to land. Four have king beds, and three of those come with ensuite baths, 55-inch TVs, and private deck access. The primary suite adds a soaking tub. A bunk room with two double-over-double bunks and its own ensuite bath gives the kids, or the good sports, a wing of their own. The remaining bathrooms have walk-in showers with clean, spa-style finishes, and tinted windows and blinds throughout keep the house private and comfortable.
The lower level is built for staying up late. The arcade runs deep: Tokyo Drift driving simulators, Big Buck Hunter, Golden Tee, Silver Strike Bowling, electronic darts, and a 3-in-1 ring toss and putt-putt game. The lounge next door has a wet bar, a full-size fridge, and plenty of seating for game day or a movie night that goes long.
Then there is the pool. The indoor saltwater pool has a smooth fiberglass shell, elegant tilework, and an in-water lounge area where adults can settle in while oversized windows frame the mountains outside. It works as a quiet morning dip, an evening float, or the rainy-day plan that ends up being the best day of the trip.
Outdoor living gets 1,400 square feet of deck space to work with. The upgraded hot tub is positioned for sunset soaks and Dollywood's seasonal fireworks in the distance. A gas fire pit sits ringed with plush seating, a wood-burning fireplace anchors the lower level, and the full outdoor kitchen pairs a griddle with a gas grill, both fed by a dedicated underground gas line. There are lounge and dining zones for morning stretches, happy hour, and the conversations that outlast the fire.
With parking for five vehicles and an on-site EV charging station, day trips come easy. Pigeon Forge is a short drive down the mountain, putting Dollywood, The Island, and the shops and restaurants along the Parkway within easy reach, with Anakeesta and the Great Smoky Mountains National Park entrance a bit further on in Gatlinburg.

- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Pool heat is available and must be requested 24–48 hours before check-in.
- The community is currently undergoing active construction. While we aim to provide a peaceful stay, you may experience occasional noise or activity during daytime hours.
- Bears are very active in the area. Always keep car doors locked and never leave food in your vehicle or on the lower deck. Stay alert and aware of your surroundings at all times.
- Please have a 4WD or AWD vehicle and carry chains only during heavy snowfall in the winter months. Driveways or roads leading to the property can be steep and will require these.
- Please note our occupancy includes an additional two beyond bed count.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce.
