On arrival, you’ll love the private Primary Suite, featuring a large Ensuite Bathroom with a high-ceiling shower and soaking tub, a walk-in closet for all your travel items, and even a personal washer/dryer right in the suite. Special touches continue throughout the home, including three more comfortable bedrooms plus a Murphy bed that serves as the 4th sleeping area or an office away from home—along with an additional queen-sized Murphy bed in the recreational room downstairs.

Unwind on the huge couch in front of the fireplace, take in mountain views through large windows, or settle in for a movie. Top-end stainless steel finishes are found throughout, including the utterly modern kitchen with an oversized fridge for all your groceries, a gas stove, air conditioning, an EV car charger, an attached garage, and a gas fireplace that turns on with a click of the remote for effortless comfort.

The main level includes the Kitchen, Office/Murphy Bedroom, Living Room, and Primary Suite. The walkout level adds even more space with a second living room packed with entertainment: a popcorn machine, games, a game table, a TV, a sitting area, and a full wet bar for fun and convenience. Downstairs you’ll also find three more bedrooms, two more bathrooms, a Murphy bed, a separate washer and dryer area, and a wonderful mud room just inside the attached garage—perfect for outdoor gear or those extra odds and ends.

Traveling with pups? There’s a full pup wash in the garage for your furry friends after a long day outside, so you can clean up and leave the mess in the heated garage. Outside, the home sits on a circle drive in a new neighborhood with paved streets and a quiet setting made for enjoying the outdoors.

Take advantage of the large back deck with direct access from the kitchen or Primary Suite, complete with twinkling overhead lights for ambiance, a grill, and outdoor seating. The front porch offers unobstructed views of the mountainside, and the walkout lower level opens to even more outdoor space—an additional patio and entertaining area right through the sliding doors from the lower-level living room. Just around the corner, you’ll find a beautiful outdoor firepit with more seating and a six-person hot tub—luxury surrounded by the enchanting geography of Estes Park.
VACATION RENTAL CONTRACT
This vacation rental contract is a legal agreement between Estes Park Property Management
(also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants”
and “Guests”). This contract is entered into as of the date when the Renters place their
reservation online and the reservation is screened and accepted by the Property Manager. By booking this property you automatically agree to the House Rules.

Cleaning Policy:
The Vacation Rental must be left picked up and the departure instructions followed. If there are difficulties following the departure instructions, the renter should notify the property manager.
Reservation Policy:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1. We will be completely responsible for any and all damages to the property caused by
our negligence.
2. We will notify the owners of any damage upon arrival.
3. We will hold the owners harmless from any and all bodily injury and/or property
damage incurred on the property arising out of our negligent acts or omissions. See
disclaimer below.
4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing
items.
5. Please follow the cancellation policy through the website you booked through.
6. There are no refunds for early departure.
7. There are no refunds for snow or weather conditions.
8. All rental monies are due 30 days prior to arrival.
9. All trash must be bagged and placed in bear proof trash can or cost of $45 for unbagged trash.
10. We will not hold the owners responsible for any items left after our check out if we get the request to send items back, we will charge postal costs plus $15 for packaging.
11. Lost keys will incur replacement costs of $50
12. This is not a party house.
13. This is a NON-SMOKING vacation rental.
14. Pets are NOT allowed in the rental unless property allows dogs or approved by the
property manager.
15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum stated occupancy.
16. Check-in is at 4:00 pm and check-out is 10:00 am. An early check-in or late checkout is subject to extra rental charges.
17. The Renter must be 21 years of age to book this vacation rental.
18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of the cancellation policy.
We reserve the right to refuse service to anyone. We will not be responsible for accidents or
injury to guests or for loss of their money, jewelry, or valuables of any kind.
Disclaimer:
Renters understand that the Property Manager is not responsible for any personal injury caused
by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice
around the doorways and paths to car, to include the parking area.
And further that the homeowners are not responsible for any personal injury or loss or damage to
tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of
god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove
snow around access areas, or any unforeseeable circumstances.
Under no circumstances will tenants or their guests hold the owners of the vacation rental
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
This agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all
conditions stated herein.
