Welcome to Sandpiper Shores, our new construction beach home perfect for your next getaway. Have a cup of coffee on the peaceful front porch glider, take a short walk to the beach, relax or grill poolside in the back yard. Open floor plan with high ceilings provides ample space to enjoy time together, and 4 bedrooms let everyone have their own space. The kitchen is fully stocked. Option to to heat pool. This home is equipped with almost everything you need for your coastal escape.

The space
Open floor plan with high ceilings provides ample space to enjoy time together, and 4 bedrooms let everyone have their own space. The kitchen is fully stocked for cooking including prep bowls, blender, mixer, cookware/bakeware, spices, and olive oil. Coffee maker, filters, some coffee, creamer, and sweetener are available.

There are 4 spacious bedrooms with 7 individual beds and 3 full bathrooms.

Room descriptions:

- LIVING ROOM: 65 inch smart TV, high quality sectional, two armchairs
- DINING ROOM: table set for 8, with extra chairs in the house to accommodate 10. Additional 4 barstools on the island.
- LAUNDRY ROOM: full-sized washer and dryer, pool towels, iron, ironing board
- BEDROOM 1: King sized bed, 43 inch smart TV
- BEDROOM 2: Queen sized bed, 43 inch smart TV
- BEDROOM 3 King sized bed, 43 inch smart TV, attached bath with double vanity
- BEDROOM 4/BUNK ROOM: Queen over queen bunk bed and 1 individual queen sized bed, 43 inch smart TV
- BATH 1: serves the two front bedrooms and living space and has a tub/shower unit
- BATH 2: attached to Bedroom 3. Features a double vanity, deluxe lighted mirror, and a tub shower unit.
- BATH 3: Serves Bedroom 4 and the back of the house/pool. Has a shower unit
- PARKING: There is driveway parking for 3-4 vehicles.
- POOL: 12x24 pool is the perfect size to cool off and relax. Pool can be heated for additional fee. Message for details.
- BACKYARD: grill, picnic table, additional chairs
- AMENITIES: We have plush bath towels and washcloths and pool towels available. We provide soaps, shampoo, conditioner, body wash. Also available are dish soaps, laundry pods, sponges, paper towels, toilet paper. Bedroom closets have extra pillows, hangers, and luggage racks. Bunk room has games and books.

Guest access
Guests have access to entire house except one locked owner’s closet in the back bedroom dedicated to home and cleaning supplies.

Other things to note:
*Should a hurricane threaten our area, we will follow the guidance of officials pertaining to mandatory evacuations. Weather is beyond our control and does not constitute a refund. However, some weather-related issues may be covered under travel insurance. This is always recommended, especially during hurricane season.
*For safety and liability, the exterior of the home is monitored by security cameras. One is the doorbell with view of front porch and steps. The rear corner of the house under the roof has a camera with view of the pool and backyard area.

Important information/House Rules:
- Guests have access to entire house except one locked owner’s closet in the back bedroom dedicated to home and cleaning supplies.
- Minimum age 25 to book. IDs validated before check in. Guest who books must be staying on property. Only guests listed on the reservation are allowed on the property.
- NO PARTIES or EVENTS, loud music as this causes disruption to other neighbors and guests. These types of disturbances will cause for immediate termination and authorities will be notified.
- NO PETS. If pets are brought in, an additional $200 minimum cleaning fee will be assessed
- Smoking (including vapes/e cigs) is not allowed inside the premises. Any smoking detected will result in a minimum $250-$500 cleaning fee, and additional fines if it impacts the next guest stay. Smoking is only permitted outside, away from doors. Please keep doors closed and dispose of cigarette butts.
- Neighborhood quiet hours are 10pm-7am
- Grill (propane and grilling utensils) is available for use at your leisure. Please keep the grill and its utensils clean. Ensure all knobs and propane is turned off after use. Cover grill when not in use.
- DO NOT flush excessive toilet paper, feminine hygiene products, baby/cleaning wipes, paper towels, or trash of any kind.
- Please return games and accessories to their rightful place.
- Please do not rearrange furniture.
- Please do not adjust, tamper or disconnect: modem/router, fridge/freezer temperature, door chime for back door, pool equipment.

We would very much appreciate if you could turn off lights, fans, and tvs when leaving the home each day, and adjusting the heat/ac accordingly if you will be gone for an extended period of time.

Trash pickup is Monday and Thursday mornings. If your stay includes these dates, please take trash to the curb on Sunday and Wednesday nights.

Guest Pool Usage Disclaimer

By using the pool facilities, guests acknowledge and agree to the following terms:
1. Use at Your Own Risk – The pool and surrounding areas are used at the sole risk of guests. The property owner/management is not responsible for accidents, injuries, or loss of personal belongings.
2. No Lifeguard on Duty – Guests must exercise caution while using the pool. Children under 13 must be supervised by an adult at all times.
3. Health & Safety – Guests with contagious illnesses, open wounds, or skin conditions are prohibited from using the pool. Shower before entering. Rinse all sand before entering. No diapers in the pool; babies must wear swim diapers.
4. Prohibited Activities – Running, diving, rough play, and glass containers are strictly prohibited.
5. Alcohol & Drug Policy – Excessive alcohol consumption and the use of illegal substances are not permitted in or around the pool.
6. Property Damage – Guests are responsible for any damage caused to the pool or surrounding areas due to negligence or misconduct. Do not put patio furniture in the pool. DO NOT adjust pool equipment.
7. Emergencies – In case of an emergency, call 911 immediately.
8. Management Rights – The property owner/management reserves the right to deny access to any guest who does not follow these rules.

For safety: Rear exterior door and bunk room window are equipped with chime that rings in the living space when opened, as they directly access the pool area. Gate with latch at top opens to driveway. Do not prop doors or gates open for any reason or tamper with chimes.

By using the pool, guests acknowledge that they have read, understood, and agreed to abide by this disclaimer and all posted rules.

As VRBO hosts, we are required to adhere to VRBO's strict policy to ensure that there are no:
- Disruptive gatherings, regardless of size
- Open-invite gatherings
- Disturbances to the surrounding community such as: excessive noise, excessive visitors, trash/littering, smoking nuisances, drug use, parking nuisances.

Violating these terms will result in immediate termination of stay, forfeiture of money paid, and fines assessed.
