Welcome to the Coler Cottage! When you're out of the saddle, relax in our luxury home, complete with amenities for up to 14 guests. When you first enter our home, you'll be greeted by our open concept living room, dining room, office, and kitchen. The living room has seating, a Smart TV, and a fireplace. The kitchen is fully stocked to whip up a meal at home or just a great cup of coffee.



Downstairs, there is an additional living space with more seating, a dart board, another Smart TV AND a ping pong table and foosball table!



After a long day out on the trails, settle into one of our 5 luxury bedrooms:

(1) Our primary bedroom is on the main floor and features a King-size bed, closet, Smart TV desk & chair, and large en suite bath with a jacuzzi tub.

(2) Our second bedroom is on the main floor and has a Queen-size bed, closet, dresser, and a shared bathroom.

(3) Our third bedroom is on the main floor and has 2 Full-size beds, a closet, and a shared bathroom.

(4) Our fourth bedroom is upstairs and has a King-size bed, Queen size pull-out couch, Smart TV, closet, dresser, and an en suite bathroom.

(5) Our fifth bedroom is downstairs and has a King-size bed, Smart TV, closet, and nearby bathroom.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house (except the detached garage) all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Bentonville is home to Northwest Arkansas’ premier mountain bike trails, restaurants, and museums.

Walk, drive, or ride your bike around town!



Other Things to Note:

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.

- The detached garage is not available for guest use.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
