Parking
On-premises parking is available and shared with the downstairs tenants. Street parking is also available from 6PM–8AM Mon–Fri, all day Sat–Sun. Street cleaning occurs Fridays: right side (1st & 3rd), left side (2nd & 4th). Please do not park during street cleaning times.

Full Access
Guests have exclusive access to the entire rental unit. The driveway and backyard are shared with the tenants in Unit 1.

HOUSE RULES – PLEASE READ CAREFULLY

1. Trash Disposal
Trash bags must be taken to the green barrels under the back stairs. The blue barrels are for recycling only. Do not leave trash on or around the stairs, as it attracts pests.

2. No Smoking or Substance Use
Smoking, vaping, or drug use is strictly prohibited inside and outside the property. A $1,000 fine will be applied if discovered.

3. No Parties or Loud Gatherings
Quiet hours are from 10:00 PM to 8:00 AM. No parties, loud music, or large gatherings are allowed. Violations may result in immediate eviction without refund and a $1,000 fine + any other damages.

4. Registered Guests Only
Only guests listed in the reservation are allowed on the property. This includes children. Violations will incur a $200 fee per person, per night and may result in cancellation without refund.

5. No Pets Allowed
Pets are not permitted. Violations will incur a $300 fee per pet, per night, a double cleaning fee, and may result in cancellation without refund.

6. Cleaning
Please report any cleaning issues upon check-in. Excessive messes may result in additional cleaning charges.

7. Lost or Damaged Items
Guests will be charged twice the current price for any missing or damaged items. Lost, missing, or damaged remotes will incur a $200 replacement fee.

8. Security Cameras and Noise Decibel Devices
Security cameras are installed on the exterior only and operate 24/7. Do not tamper with or block these cameras and noise devices—doing so will result in immediate termination of your stay without refund.

9. Child Safety
Children are welcome, but their safety is your responsibility. Please review the listing photos and ask any questions regarding suitability.

10. Bunk Bed Safety Notice & Waiver
Use of the bunk beds is at the guest’s own risk. By booking this stay, you acknowledge and accept full responsibility for the safety of anyone using the bunk beds, and agree to hold the host harmless for any injuries or accidents that may occur.

11. Safety & Responsibility Policy
By booking, you acknowledge that the host is not responsible for any accidents, injuries, illnesses, or loss of personal items during your stay. Guests assume all risks related to use of the premises.

12. Agreement to Terms
By booking your reservation, you agree to follow all rules listed above. Violations may result in removal from the property and additional charges for any damages or fees incurred.

13. Rental Agreement Required
All guests are required to sign and date a short-term rental agreement prior to their stay. Failure to return the signed agreement may result in cancellation of your reservation.
