Surrounded by rolling vineyards and just 15 minutes from Fredericksburg’s charming Main Street, it’s a convenient base for your wine country escape.

NEW: Resort-Style Pool

The Behrends Family Homestead now features a resort-style pool, located just behind the property. The pool is a shared amenity available to guests staying across the BFH properties, including The Oswald, The Judy, The Melvin, and The Cora. It is not open to the general public, but other BFH guests may be enjoying the pool during your stay.

Cool off after a day of wine tasting, float under the big Texas sky, or claim a lounge chair with your morning coffee.

The living space is warm and inviting, anchored by a charming gas fireplace that casts a gentle glow across the room. A flat-screen Roku TV offers easy access to your favorite shows and movies, making it effortless to unwind after a day in wine country.

The sleeping area is a serene retreat, featuring a plush king-size bed adorned with premium linens and soft, layered textures for ultimate comfort. The ensuite bathroom is thoughtfully tailored for accessibility, with a step-free walk-in shower and ADA-compliant double vanities—ensuring a comfortable and effortless experience for all guests.

Step outside into your private courtyard—a tranquil oasis designed for relaxation and rejuvenation. Enjoy a soak in the hot tub under a blanket of stars, catch up on a show via the outdoor flat-screen TV, or toast the evening beside the fire pit. With a bistro table, lounge seating, and an outdoor shower, every detail invites you to slow down and savor the charm of the Hill Country.

Guests also have access to the new shared resort-style pool located behind the property. The pool is available to guests staying across the BFH properties, so other guests may be enjoying the pool during your stay. Pool hours are 9:00 AM–10:00 PM, and all guests are expected to follow the posted pool rules.

LOCATION: The Melvin sits right along the 290 Wine Trail, placing you in the heart of Texas Wine Country with wineries just minutes away. Please note, the convenience of this prime location comes with some highway noise.A sound machine and floor fan have been provided to mitigate the noise. However, light sleepers might not find this their best option. This suite shares a wall with another suite, but is private and no amenities are shared with other guests.

POOL: The pool is a shared amenity available to guests staying across the BFH properties. It is located behind The Oswald and is not open to the general public. Other BFH guests may be enjoying the pool during your stay. Pool hours are 9:00 AM – 10:00 PM. Please follow all posted pool rules.

PRIVACY: The Melvin is one of four thoughtfully designed accommodations on The Behrends Family Homestead and shares one side of a duplex. While the suite is attached to another unit, it features a fully fenced private courtyard for your exclusive use. The other two units are set toward the back of the property, so while you may see fellow guests enjoying the homestead, all amenities listed are private and reserved just for you.

CHECK IN & CHECK OUT TIME: Check in is at 4pm and check out is at 11am. You will receive a code for keyless check in the day before your arrival. We are only able to offer an early check in if there is not a booking before yours as it takes time for our cleaners to prepare and restock the home for each stay. For this reason, we are also not able to offer a late check out when we have guests checking in the same day.

GUEST RENTAL AGREEMENT: We kindly ask all guests to sign a separate rental agreement after booking. This helps us protect both you and our property, making sure everything is in order for your stay. We’ve kept the agreement simple and straightforward, and we’re happy to answer any questions you might have about it.

CLEANLINESS: We put our heart and soul into ensuring the space is sparkling clean and ready for your stay! We invite you to make yourself at home and show our space the same love and care you would your own. Our dedicated team works tirelessly to keep it pristine for every guest, and we’re excited for you to enjoy it!

Some of our favorite amenities are outdoors, and while we do our very best to keep everything tidy, a bit of Texas Hill Country dust or the occasional fallen leaf is simply part of the charm. MINIMUM AGE TO BOOK: You must be at least 21 years of age to book. A photo of your government ID is required after booking and we will require you to sign a rental agreement.

WELL & SEPTIC: Our home offers the charm of rural living with the convenience of proximity to local attractions. As we rely on well and septic systems, we gently remind guests to be mindful when using sinks and bathrooms. For those not accustomed to well water, you might occasionally notice a sulfur scent. Rest assured, this is completely harmless, and our filters and water softeners are designed to minimize any odors, although a hint of it may still linger at times.

CRITTERS: Our house is in the beautiful Texas countryside, and like many homeowners around here, we have regular pest control to keep critters and bugs at bay. However, every now and then, a few might sneak in. It’s pretty rare, but we just wanted to give you a heads-up that it’s part of country living!

DAMAGE PROTECTION: Your booking includes coverage for accidental damage during your stay, because we understand that sometimes things happen. We kindly ask that you let us know if anything does, so we can take care of repairs or replacements as needed.

INSURANCE: Given the unpredictable nature of our world, we strongly suggest considering travel insurance to safeguard against any unexpected events. Our cancellation policy is firmly in place, so insurance can offer you peace of mind and protection. The unit does have a Minut device to monitor excess noise in an effort to ensure the comfort of all of our guests.
