Stunning Estate w/ Panoramic River Views and Unparalleled Privacy! This uniquely special home is ideally situated on the Kankakee River with unobstructed views - making it easy to enjoy endless sunsets, sweeping river views, and the star filled skies. This beautiful two-story home has 6 bedrooms and 3.5 bathrooms, and comfortably sleeps 12-14 guests. A high-end chef’s dream entertainment kitchen, two living rooms, elegant dining room, executive wood paneled office, expansive outdoor patio with festive string lights, private playground loved by kids of all ages, and seemingly endless serene outdoor space make this a once in a lifetime experience!

River Haven is ideal for a large family gathering or friends and family vacationing together. The home features two living rooms that both offer natural light and stunning views. The family room has vaulted ceilings with large gas fireplace and an 86” wall-mounted flatscreen TV. The formal living room is a cozy space with wood paneled walls and 4 spacious swivel chairs that is ideal for relaxing, reading, board games or puzzles.

The chef’s kitchen is designed for both culinary enthusiasts and entertainers, featuring an open layout, large granite island, a butler's pantry, a subzero refrigerator/freezer, and second full size fridge/freezer. The kitchen is equipped with all-new, top-of-the-line appliances, including a double oven, kid-safe convection stove top, dishwasher, and microwave. Cabinets are stocked with pots, pans, baking sheets, cooking utensils, serving dishes, and spices. A coffee maker and Keurig machine are stocked for the coffee enthusiasts with ground coffee, K-cups, creamer, and sweeteners.

The ground floor primary king bedroom features a canopy bed, vaulted tray ceiling, cozy inside seating area, access to secluded outdoor terrace, and 55” Smart TV. A spacious ensuite spa features heated floors, a large cast iron soaking tub and expansive walk-in shower with exquisite river views.

On the second level, there are two additional king bedrooms with canopy beds, sweeping river views, and 55” Smart TVs. One king room features an ensuite bathroom with walk-in shower while the other has access to a full bathroom across the hall. Also connected to the bathroom is a full-size bedroom with floor to ceiling velvet drapes and private vanity area.

There are 2 additional bedrooms on opposite ends of the second floor with skylights and electronic black out shades. One includes 2 queen size beds while the other is geared towards children with a cozy bunk (twin over full size bed) tucked under sloped ceilings and a full-size sleeper sofa. All the bedrooms have a flatscreen Smart TV with Netflix and HBO, black out shades/curtains, comfortable/supportive hybrid mattresses and selection of firm and soft pillows.

This distinctive home has several entertaining spaces - a formal dining room accommodates 8-10 guests, the kitchen breakfast area with seating for 6, a large center island with 4 counter stools, and seasonal outdoor dining opportunities for 10+ guests. House Rules:

1) Age requirement of 25 years of age to book this listing. You are required to complete a guest verification and provide a copy of a government issued photo ID through third-party provider Truvi. The Truvi guest verification process also requires the guest to authorize a refundable damage deposit of $500, pay a non-refundable authorization processing fee of $10, and agree to a rental agreement reflecting the house rules, payment, deposit, and cancellation policies included on this listing. For a copy of the agreement in its entirety prior to booking the property, please contact the host.

2) The property shall not be used for outdoor concerts and outdoor public/semi-public events. The property is for private use only. Property activities are limited to a total of 20 guests at any time and must be approved by host ahead of time. Activities must be conducted in a responsible and respectful manner. Disruptive parties or events are not allowed. Quiet hours are 10pm to 8am.

3) The maximum overnight guest count is 14 and all guests must be listed on the booking. Any additional guests visiting the property and not listed on the booking must be approved by the host in advance to be an authorized guest. Any unauthorized guests on the property will result in host cancelling the booking.

4) Vehicles are only allowed on paved or gravel driveway areas- there are plenty of paved and gravel areas (see photo of property map). Vehicles are not allowed on the grass. Parking is not allowed on the public road or riverbank side of the property at any time. No recreational motorized/electric vehicles (ATV, bikes, scooters, etc.) are allowed on the property.

5) Do not go on neighboring properties, trespassing is strictly prohibited. Ensure ALL guests are familiar with the property's boundaries. Refer to map in the listing photos and it is also the last page of the printed house manual located on the kitchen counter. Eastern boundary is marked with orange poles and no trespassing signs that say "End of River Haven".

6) No setting off fireworks or discharging a firearm on the property. No littering. No confetti/glitter allowed anywhere on the property.

7) No smoking or vaping is allowed anywhere. This includes tobacco, cannabis, and any other substance that can be smoked or vaped. Failing to follow these requirements will result in a $300 fee charged to the guest.

8) Outdoor BBQ grill must be cleaned if used by guest(s). This includes the grates, bars under the grates, and both grease trays. Failing to leave the BBQ grill in same condition as you found it will result in an additional cleaning fee of $100.

9) Dogs are considered with prior approval only, ask your host for information. There is an additional pet cleaning fee of $125 per pet if approved. If a pet is on property without host approval FOR ANY REASON ("unauthorized pet"), the booking can be cancelled by host. If host allows the booking to proceed, there is an additional $200 fee per pet - please do not sneak in pets. Emotional Support Animals are pets and subject to terms above. Service Dogs are excluded from the terms above. Per the ADA, a service dog must be under the handler’s control at all times. If a dog is represented as a Service Dog and an outdoor camera documents the dog alone, it is considered an unauthorized pet and the host can cancel the booking or charge the pet cleaning fee and additional pet fee.

The property is located on a river and the house is set back from the river. Guests must cross a public road to access the river and property's private riverbank. The property has a man-made pond located near the public road and does not have a physical barrier surrounding it.

The home has 4 outdoor cameras- front door, back door, backyard, driveway area outside of garage.

The home has a noise decibel monitor present that can assess sound level but does not record audio.

The home is on well water which is hard water, but the home has a water softening system to keep water soft. All water is drinkable but for those who prefer filtered water, there is a faucet in the kitchen with filtered reverse osmosis drinking water.

The home has a large generator so if there is a loss of power, within 20 seconds the generator will start and power the entire home until normal power is restored. The generator runs a weekly test cycle on Tuesdays at 10am for 5 minutes.

Property is in an Instacart service area so guests with Instacart can have groceries delivered from local grocery and convenience stores, and even Costco.

The following items and areas are off limits to guests:
- Two closets in home, one in primary bathroom on main floor and one in an upstairs bedroom
- Fridge/Freezer and deep freezer in garage
- Barn and Shed on property

Late April – Early November a landscaping crew is onsite one day a week, can be Monday -Thursday depending on weather and work takes place between 8am-4pm. There is a lot of ground to cover on the property, so they are not near the house for long.

As part of a farming community, this property produces grass hay for horses and cows. The paddocks are baled twice over the summer (late May/early June and early/mid August). Exact timeframe is weather dependent and it takes a few days to complete all 5 paddocks. This activity is not a significant noise disturbance and cannot be heard from inside the house. If a paddock has machinery in it, the paddock is off limits to the guests.
