The home sleeps up to 14 guests, with a maximum of 10 adults. Multiple living areas provide plenty of space for groups, while the updated furnishings and thoughtful layout make extended stays comfortable and enjoyable. Enjoy the hot tub or Cowboy Pool year-round. The Cowboy Pools` temperature is dictated by the ambient temperature so it can be used as a cold plunge during the winter months. Smart TVs are available throughout the home, and the open-concept floor plan creates an inviting, family-friendly environment.

Primary Suite (King): A spacious and private suite with an ensuite bathroom, large shower, and dual sinks.
Bedroom 2 (Queen): Comfortable and airy with ample storage.
Bedroom 3 (Queen): Tastefully designed with desert-inspired décor.
Bedroom 4 (Full-Size Bunk Room): Two full-size bunks (4 beds total), perfect for siblings, teens, or groups traveling together.

Three full bathrooms ensure convenience and privacy for larger groups.

Kitchen & Dining:
The kitchen includes all essential cookware, bakeware, utensils, a blender, and a dedicated coffee station. Enjoy meals together at the dining table for eight, with additional seating at the kitchen island.

Damage Deposit
A $305 refundable damage deposit is required prior to check-in.

This deposit will be refunded within 7 days of checkout, provided:

No damage is found to the property or its contents

No excessive cleaning is required beyond normal turnover

No house rules were violated (including occupancy, smoking, or pet policies)

No Smoking
Absolutely no smoking or vaping inside the home.

Smoking is allowed outside only and must be done away from open doors and windows.

A $300 fee may be charged for smoke remediation.

No Animals
Animals are not allowed unless approved in writing prior to arrival.

Unauthorized pets may result in a fee or forfeiture of deposit.

No Parties or Events
This property is intended for quiet, respectful use only.

No parties, events, or unauthorized gatherings are permitted.

Noise must be kept to a minimum, especially after 10:00 PM.

Guest Count
Only guests listed on the reservation are permitted to stay overnight.

The maximum occupancy is 14, per local ordinance.

Cleaning & Check-Out
Basic tidying up is expected:

Wash dishes or run the dishwasher

Place used towels in the hallway bathtub

Dispose of all trash in outdoor bins

Please report any damages before departure

Check-in: After 4pm | Check-out: Before 10am

Early check-in/late check-out may be available upon request and approval.
