Stunning 3BR/2BA in The Village of St. James. Step inside this open concept with its high ceilings that exudes character. Sleeping quarters are separated from the rest of the house with a pocket door to provide privacy and quiet. Glassed-in lanai for dining. Birdcage and pergola for grilling and chilling! Enormous corner lot to enjoy lounging and playing. Centrally located between BROWNWOOD and LAKE SUMTER SQUARE for shopping, dining and FREE nightly entertainment on the included GOLF CART!


Our goal is to provide you with all of the information you'll need during your stay at this wonderful home in The Villages. If you need any further assistance, we are available 24/7 by phone, email or text if you need anything or have any questions during your stay. We are a local management company and have local vendors to handle any issues that may arise. So, please do not hesitate to reach out if you need further assistance.

The Villages is a 55+ community and therefore has age restrictions for long term guests. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen (19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period. Additionally, neighbors are friends here and pay attention to each other's homes. Therefore, please do not be excessively loud past 9pm.



Guests are permitted access to the entire home, excluding locked areas for owner belongings and supplies. You'll also have access to nearby activities, entertainment and sports, if you choose to purchase a Lifestyle ID and explore everything The Villages has to offer.

The Villages is a GOLF CART COMMUNITY!! There are parallel roads for golf carts only. The Villages has an app where you can find directions to anywhere with the golf cart paths. It is truly a fun experience. The home you are staying in DOES offer use of a golf cart. There are local vendors available to rent (with delivery) golf carts, if desired. Come live like a Villager and try it out for yourself!

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)

Door Code Provided 48 hours before check-in date

Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.

Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; And Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.

Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.

Pets: Please call Village Valet for case-by-case acceptance of pets.

Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.

Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.

Golf Cart Maintenance Fee is $100 at the time of booking.

The Golf Cart is a bonus/privilege and requires a Hold Harmless form to drive, if selected. If you choose to use the golf cart, you will need to date and fill in your home address on the front page and sign the back page of the Hold Harmless Agreement. You will find the Hold Harmless Agreement inside the booklet when you arrive at the property. We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs.

Everything we needed for our 3 week stay

My husband and I decided to come down to The Villages during "snowbird" season to experience this area first-hand. This house is in a good location being close to Brownwood and Lake Sumter, so we enjoyed several visits to those Squares for dining and evening entertainment. We appreciated having the golf cart included with the rental...there's so many places you can go and one evening we took it to Brownwood to fully experience getting around town in the golf cart. The house has everything we needed including coffee maker, pots/pans/bowls that we used for preparing many of our meals at the house. The house has 3 tvs, one which is Samsung TV Plus, and two Roku TVs so you have access to streaming from all 3 tvs. The only issue we had is that we experienced record-low temps several days we were there (Jan/Feb) and one of those nights the sprinklers came on. The sidewalk and part of the driveway was covered in a sheet of ice, so beware if you're here duing a cold snap. We also noticed the water in the Villages doesn't taste great so we used a ton of bottled water for drinking water. Overall we enjoyed our stay due to the home's amenities and its central location within The Villages.

Absolutely perfect!

A beautiful, SPOTLESS home! Everything was easy, from check in and check out to golf cart instructions, what to do with linens, etc. — a five star experience for sure! The bed was the most comfortable bed I’ve ever slept in. The kitchen was loaded with every kitchen gadget you could possibly need. It would please even the fussiest of chefs . There are 4 outdoor living spaces, one open air, two screened areas and an enclosed space for dining. Perfect location in a quiet neighborhood between Brownwood and Sumter Town Squares. Easy golf cart drive to both places as well as grocery stores, gas, etc. Also easy drive to several recreation areas if you want to take yoga, line dancing, Zumba or dozens of other classes. I had one snafu with a light out in the golf cart and Valet Services addressed it immediately. One of my favorite stays in years!
