Located just feet from the sand, this freshly upgraded beachside home combines both the upstairs and downstairs condos of our popular corner duplex, offering the perfect vacation headquarters for large families or groups ready to enjoy the Balboa Peninsula's 45th Street beachfront and endless ocean recreation. Plus, you'll be just a block or two from a variety of local shops, dining, and other attractions. Here's what you'll find throughout the combined property:

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING

Coin-operated laundry facilities located in laundry closet inside the property wall along Seashore Dr. on ground level. Bring your own laundry supplies and quarters.
PARKING:
Two single-car garage spaces (left and middle) plus one semi-covered exterior space on the far left side (between the sidewalk and garage). All spaces are accessible via the rear alley. Additional neighborhood street parking is available nearby (mostly unmetered); please observe posted street sweeping signs and restrictions.
LOCATION:
Best of all is the close proximity to the hugely popular 45th Street beach: well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just a few short blocks away, to the lively yet quaint Newport Pier area; and so many more destinations in between, including banks, a pharmacy, full-size movie theater, restaurants, and shops for all ages to enjoy. Guests can park their cars once and not use them again until departure day!
The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles, in addition to the Seashore Dr. bike path. It's the best way to get around town to avoid any parking and traffic hassles, too!
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
