3BR/2BA with GOLF CART & grill in The Village of Waters Edge, located across from EASTPORT and near SAWGRASS Grove to enjoy shopping, dining and FREE nightly entertainment. Brand new home beautifully decorated, perfect for entertaining w/ a dining area and separate breakfast nook. All 3 BR's feature ample closet space & comfortable bedding/linens (king & 2 queens). Large screened in lanai with outdoor seating for your enjoyment. VERY CLOSE to the neighborhood pool, tennis & pickleball courts.

Our goal is to provide you with all of the information you'll need during your stay at this wonderful home in The Villages. If you need any further assistance, we are available 24/7 by phone, email or text if you need anything or have any questions during your stay. We are a local management company and have local vendors to handle any issues that may arise. So, please do not hesitate to reach out if you need further assistance.

The Villages is a 55+ community and therefore has age restrictions for long term guests. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen (19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period. Additionally, neighbors are friends here and pay attention to each other's homes. Therefore, please do not be excessively loud past 9pm.

Guests are permitted access to the entire home, excluding two locked cupboards in the garage. You'll also have access to nearby activities, entertainment and sports, if you choose to purchase a Lifestyle ID and explore everything The Villages has to offer.

The Villages is a GOLF CART COMMUNITY!! There are parallel roads for golf carts only. The Villages has an app where you can find directions to anywhere with the golf cart paths. It is truly a fun experience. The home you are staying in DOES offer use of a golf cart for an additional fee. There are local vendors available to rent (with delivery) additional golf carts, if desired. It is truly a fun part of the experience.

- Dining Area for 6 located between the kitchen and living room
- Screened in lanai with cozy lounge seating
- Laundry Room - Washer & Dryer with utility sink
- Parking: Garage has space for ONE CAR beside the provided golf cart. Driveway has an additional 4x spots

POLICIES:
- CHECK-IN: Door Code for an electronic keypad will be provided 48 hours before check-in date.

- PET Policy: One Dog is allowed, with pre-approval. Please send a message prior to booking to confirm your pet's stay. There is an additional fee of $150 applied per approved pet. Please inquire with management prior to booking. Pet Fee is $150

- GUEST POLICY: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)

- NEIGHBORHOOD RESTRICTIONS: Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.

- RESIDENT IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.

- MAIL/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; And Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.

- SMOKING: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.

- Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.

- Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.

GOLF CART DETAILS:
- Golf Cart Maintenance Fee is $125 at the time of booking.
- The Golf Cart is a bonus/privilege and requires a Liability Waiver form to drive, if selected. If you choose to use the golf cart, you will need to fill out our online liability waiver form (which is sent you two weeks prior to booking). Golf cart key will be provided upon submission.
- Guest is responsible for any monetary damages to themselves, the golf cart, others, or property of others, including any monetary damages incurred during their use.
- We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs. A replacement golf cart will not be provided if there are mechanical issues that prevent usage.

Stayed six weeks with our small dog. Everything was as described and communication with the management company was great - very quick to respond to quest. Home is very comfortable and starter coffee supplies were included. BBQ grill was a must for us and this home had one. Location was great for a quick walk to Eastport or fast drive to Middleton. This was our fourth visit to The Villages so we’ve stayed in several rentals. This did not disappoint and neighborhood is nice and quiet. Enjoyed the lanai that had ample seating for us and relatives when they came. Highly recommend!

Fantastic Stay—Perfect Location & Pet Friendly!

Perfect location—very walkable to Eastport and close to everything we wanted to enjoy in The Villages. The house was clean, well appointed, and had everything we needed for a comfortable stay. The included golf cart was a huge bonus, and we loved taking it out for many trips around The Villages with our dog, Emmett. We especially appreciated that the rental is pet-friendly! Communication with the host was excellent—questions were answered quickly and thoroughly. Check-in and check-out were clear, simple, and stress-free. We would absolutely rent this property again and highly recommend it.

Great Stay in Newer. Neighborhood

This worked out well for us as we wanted to be close to Eastport and Middleton. House was as described and had necessary supplies to get us started. We enjoyed the lanai. Very quiet neighborhood and just a few minutes to walk to Eastport. My only recommendation would be to put curtains on the sliding glass door and the window by front door. There is a wall behind the house, but anyone can walk behind the lanai and see in. Yard workers were behind the house - very respectful but still it felt a little uncomfortable. We would book here again, it was a good trip and host company is very responsive and easy to work with

We stayed at this property for 10 days and had a wonderful experience. The location was perfect—conveniently within walking distance of Eastport, which made getting around easy and enjoyable.The home was very clean and thoughtfully furnished with everything we needed for a comfortable stay. We especially loved spending time on the screened lanai—it was a great spot to relax.The included golf cart was a fantastic bonus! We used it often and really enjoyed taking rides with our dog around the area.Communication with the host was excellent. They were responsive, helpful, and quick to reply whenever questions came up.We would highly recommend this property and would absolutely stay here again in the future.
