As you arrive, you’ll appreciate this Modern Farmhouse w covered front porch facing a quiet but popular, historic, tree-lined street just steps away from Downtown Denison & only minutes to Lake Texoma & Choctaw Casino! Enter & you'll be embraced by this peaceful KOZY KOTTAGE w 10-foot ceilings throughout! Relax in the Kozy living room w mounted Smart TV, warm LED electric & heated fireplace, game table w board games provided & Kozy Queen sofa sleeper. Enjoy cooking in the delicious & fully stocked kitchen open to the eat-in dining & living room. Retreat to any of the 3 private, separate, unique & very Kozy bedrooms ALL w ceiling fans, mounted Smart TVs, walk-in closets & blinds covered by darkening window treatments. Ensuite Bedroom 3 includes full bath w pebble floor shower & a baker's rack w mini-fridge, microwave & essentials. The hall bath includes a freestanding tub & separate shower w pebble-floor. We enjoyed the stocked kitchen with coffee and wine. The house was very updated and beautiful. It was close to downtown and restaurants. The backyard with lights was nice as well. I will definitely see if it’s available next time I plan a trip to Denison.

The house was outstanding. It was in a terrific location (near downtown and away from train tracks). The host was great and very communicative. We would definitely stay there again given the opportunity.

People, let me tell you that this is the best VRBO I have ever stayed in. Kozy Kottage is exactly what it is. - cozy and comfortable. Every detail is perfect from the themed decor to the TVs to the bedding to the back yard to the kitchen appliances/amenities…the list goes on and on. We had a cookout in the backyard followed by an evening by the fire pit listening to music playing darts and roasting marsh mellows for the kids. And the location is great - about a mile from historic downtown Denison. Lastly, Tina is so friendly and welcoming, though I’ve only texted and emailed with her, which is what you want because nobody wants an ever present “host”. This was our second time at Kozy Kottage and we’ll be back.

The house is beautifully decorated. It’s quaint but modern with all the amenities you could want. Everything is updated and freshly painted. It was very clean and nice. Even the linens were top quality. It was definitely 5 stars.

When we first walked in the front, we were all amazed at how beautiful the cozy cottage was decorated. Each bedroom was different, but very welcoming, and as it says in the name Kozy. We loved the kitchen with the big table where we could all sit around and enjoy a glass of wine and just talk and discuss our day out. The complementary bottle of wine I believe was the perfect touch. Doug and I had the en suite and it was like our own little private hotel room set up with a coffee bar, microwave, and little mini fridge. The backyard is beautiful. We loved the patio where we would get up in the morning and enjoy our coffee. Not sure who cleans it for you, but I believe it was probably the cleanest Verbo and the nicest Verbo we’ve stayed in. We definitely will want to stay there again on our next visit. The communication with the host was excellent, and we absolutely had no questions with everything provided in your pamphlet.I know I’m rambling, but those are some of the things that we all enjoyed and we all agreed that we would definitely want to come back there .

Sip your morning coffee on the covered front porch facing a historic, quaint & quiet tree-lined street, which leads you less than a mile into the charming Downtown Denison area. There you can find a multitude of fascinating antique shops & unique boutiques, eye-opening coffee spots, delicious cafes, restaurants & fine dining, memorable wineries & breweries, & exciting nightlife! Minutes away are Lake Texoma, Choctaw Casino, many State parks, nature trails & sooooo much more!

This "Kozy Kottage" stands out from the rest... and it begins with the name! From the moment you walk in the door, you'll appreciate the attention to detail (big and small)! Comfort was at the forefront of my mind when I designed and built this property! I wanted to maintain the Texas farmhouse 1900 exterior while providing an updated more modern interior. I hope you enjoy it as much as I do!
