House was in great shape, collaboration was top notch with the owner and the help. Daily, the help would bring out hammocks, set up the chairs and umbrella when weather permitted. Yard was in fantastic shape. Great people and great place.

Bucket list trip!

We arrived at the property and we promptly met by Orlando and showed around. Orlando and his family were great. The home was everything we had hoped for and more. Clean and decorated butifully. The views were spectacular. Location was close enough to everything and far enough to be peaceful. Highly recommended.

Excellent location to get-away-from-it-all

About 3.5 miles north of San Pedro, so it's away from the bar scene, but close enough to be able to pop in for shopping, activities, etc. House has wonderful views directly overlooking the sea. No swimming pool, and sea is too shallow to be inviting, but there is a dock for fishing, boating, relaxing, etc. A number of good restaurants within a short drive by golf cart. Highly recommended.

A slice of heaven!

This property does not disappoint! The location is perfect, being close enough to downtown yet far enough to enjoy all it has to offer without the hustle and bustle. There are several restaurants, bars and resorts within minutes. The view is "unbelizable"! I could have stayed at the house all week and stared out into the sea. Everything was in working order and there were all of the extras needed like towels, kitchen utensils, pans, toiletries....you name it they had it ready for us. It is great for 2 couples or a family of 4. We will definitely be back again!

Great vacation hom

The property was just as advertised and more. My wife and I and another couple thoroughly enjoyed the entire trip. Besides the place being immaculate, the property caretaker did everything we asked from him, including fixing us a wonderful barbecue chicken lunch one day. He wasn't fluent in English but that wasn't a big problem, especially when his young son was there to serve as interpreter. We had two wonderful day long excursions, snorkeling one day and visiting the Mayan Ruins and cave tubing the other. I would recommend renting a golf cart. It was so easy exploring the entire island on the cart. While the town of San Pedro is 3.5 miles away, it didn't seem that far driving there in a cart on the paved road. The only negative was the seaweed washing up on shore on our side of the island but that didn't keep us from swimming off the dock. Also, just a short cart ride to Secret Beach on the other side of the island and the water was crystal blue as far out as you could go. We enjoyed our morning coffee and evening cocktails on the balcony every day we were there. It was so peaceful. And, there are so many great places to eat nearby or enjoy a pina colada at one of the beach bars just a short walk in the sand away. We hope to return to Belize some day and we wouldn't hesitate renting this beach villa again. Thanks for the experience. Terry B.

Orlando, our caretaker, has been with us since the house was built and he dedicates himself to the security and comfort of our guests. Jorvic, his young son, was raised on the island and is therefore bilingual. We call him our embassador! We are glad that you sampled Orlando's BBQ skills. He also barbeques fish. Yes, the seaweed on the east side of the island is a nuisance at the edge of the beach and is something Orlando has to attend to every day, as you know, hauling it to the back. It's new in the Caribbean and we hope it stops as quickly as it started. The sooner the better! Marta also swims every day off the end of the pier where she also enjoys the water as you did. This house was so much more than what we had expected! As you drive into the property, there is a short covered area that is somewhat “romantic”. Like. Little love tunnel. The house from the back is also beautifully designed with tropical vegetation. We were greeted by several of the locals (iguanas) which gave us a little head nod! Every room is open and very clean! I fell in love with the Chef’s kitchen! It has everything you would need, even a coffee grinder, which I was very thankful for! The windows are very grand, bringing in that beautiful Caribbean Sea to fill every space in the living area! The first deck (covered) is perfect for the afternoon sun and the upper deck is perfect for viewing millions of stars. The beds are very comfortable and we all slept like babies! (Pillows need to be upgraded though), just a small thing. Orlando was very sweet and did his best to communicate with us, he was also very attentive to our needs. We asked where to get ice and it was there within minutes! He was awesome and we appreciated him very much! The home has easy access to grocery and the city but far enough out of San Pedro to enjoy the quietness of the island. Our stay could not have been any better! Thank you, Orlando for all your help Kelin for keeping in touch Scott for letting us stay in your home! Overall, the home is well kept, well maintained and perfect location.

The house is very beautiful and spacious, and very well appointed. It was exactly as posted so no surprises and they have almost anything you could possibly need. We loved having Happy Hour at the bar by the pool and the pool itself is great. Loved the stools and various ledges. Check in was easy and communications with host was also very easy. They answered all our questions and helped us out with some logistics.

This house is amazing. Everything you could possibly need and great location. The management company was so great I couldn’t have asked for better service and communication. Orlando was available at all times while we were there and made us feel very safe. I would highly recommend this property. You will not be disappointed

Our stay

we had a fantastic stay at the house. House was very clean and updated. The view was fantastic and onsite caretaker Orlando is a very humble guy who is a perfect steward for the property. We would highly recommend a stay. There is one large concern though. We noticed that the property was for sale. We had booked a different house and 2 weeks before leaving were informed that it had been sold and our reservation cancelled. We were left scrambling to find a different vrbo until we found this one so be aware when booking that you might be out if it sells

Tres Banderas = Cinco Estrellas

Tres Banderas was the perfect place for our family vacation. The home itself is beautiful and well-appointed. The owners' attention to detail is evident throughout the home and property. The location is ideal for enjoying all that Ambergris Caye has to offer - fishing, snorkeling, site seeing and relaxing. Simply everything we needed to thoroughly enjoy our time in Belize was either in or close to Tres Banderas. The owners have also has chosen the right people to care for and oversee the property and its guests. The property's caretaker, Orlando, is wonderful. Aside from meticulously maintaining the property, Orlando made sure that all of our needs were met. One of the best aspects of our trip was sharing dinner with Orlando and his family after a successful day of fishing. I also cannot say enough good things about the assistance we received from Brittany McCann and Sotheby's International Realty. Brittany's responsiveness to our numerous questions about traveling to Belize was excellent. We were greeted upon our arrival in San Pedro, provided taxi service to and from Tres Banderas and had a golf cart waiting for us when we arrived at the home. Brittany also provided us with spot on recommendations for excursions. If you are looking for a true Ambergris Caye experience from what amounts to your own private resort, then Tres Banderas is for you.

Perfect Spot, Beautiful Home, Great Location

This property does not disappoint. The pictures were spot on and the home, beds, veranda, viewing deck, pier were luxurious and comfortable. Orlando and his son are amazing and we were well taken care of. The property manager, Brittany, was quick to respond to all questions and made the trip quite easy to be ready for. The home itself is amazingly built - its quiet, comfortable and very homey. The decorations inspired us and we found businesses that sold the wood carvings and coconut painted fish. We absolutely loved being here. The location is very nice - just far enough from town that you felt it was private, but was beside Captain Morgan's if you like the casino and we used their pool. Chuck & Robbie's dive shop picked me up right from the pier, so that was incredibly convenient and Brittany arranged a golf cart for us at a great price. Overall, you will be extremely happy making this your home on San Pedro - it is elegant, beautiful and comfortable.

Happy New Year, Indeed!

Tres Banderas was above and beyond our expectations. First of all the house, the house is absolutely beautiful, it is apparent that this home was built with thoughtful attention and meant to enjoy the fabulous location and view. Additionally, it is abundantly appointed. From the chef's kitchen with all the amenities to the thoughtfully stocked bathrooms and laundry room...it was all perfect. We started every morning watching the sunrise from the main deck and the late afternoons swimming off the dock and having cocktails under the palabra! We also enjoyed star gazing from the top deck. The secure garage was also very nice for us to be able to park our golf cart safely. Our visit was made even more enjoyable by the help of Orlando and his son. They were there to greet us and answer any questions we had. But, the icing on the cake was the wonderful attention, recommendations and care we received from Brittany and Carol McCann of Sotheby's. With their help, we were welcomed at the airport, acquired groceries and beverages for the house, so all needed to do was relax. We felt very cared for and comfortable knowing Tres Banderas and her family were there for us! So, the recipe for a perfect Belize vacation is: Add equal parts great food and drink and mix with Tres Banderas and you have paradise perfection! Thank you to all who made our visit so special.

Tres Banderas: Paradise yes this home is paradise. The Internet shows how beautiful Tres Banderas is,and all amenities,that's why we choise Tres Banderas. They were all true an so much more. This home meet our expectations 120 percent. What's not on the internet is the people of San Padro.We felt like we were among family and friends the entire vacation. Yes we toured Mayan Ruins,went fishing,cave-tubbing,toured Shark Alley,All were awesome. Restaurants in walking distance short ride on the gulf cart around the island or into town, walked the beach and casino just 5 minutes walk away. We always looked forward to returning home to paradise,enjoyed time together under the yeranda on the private dock,seating on the balcony watching the barrier reef, cooking in the lovely kitchen. Everything's close and yet Paradise has all the luxury, comfort,and complete privacy being located on a private lot with on-site caretaker Olando and his family our new friends are absolutely wonderful. We enjoyed several great meals prepared by Olando and his wife Awesome.they will be missed. House keeping needs to be mentioned did and outstanding job and all will be remembered with a smile.Mrs Brittany McCann thank you for all your help on reservations and all other inquiries and transportation to the home. Everything I mean Everything was great.To the owners thank you for sharing your beautiful home it's absolutely perfect.I saved the best for last We were married on the dock of Tres Banderas 3/8/16. Tres Banderas and the people of San Padro are so very special to us.We will see you soon, Anniversaries will be coming. We thank you all for each and every minute.

The place to stay on Ambergris Caye!

Perfect! This is how we would describe this house and location. We stayed over Easter week (2015) and truly felt at home from the first moment we arrived. This home is beautiful and the open floor plan is great. Some hightlights of the house include: very comfortable bed, awesome his and hers seperate bathrooms (bravo!), fantactic views from the porches and a wonderful kitchen that we thouroughly enjoyed by doing a good bit of cooking. Another huge plus was Orlando, the amazing caretaker, and his lovely family. They were very sweet and made us feel safe, comfortable and cared for the entire week. I cannot say enough about how much he added to our experience. Outside of the house, we so enjoyed the dock by spending time out there relaxing, reading, swimming and snorkeling. The catamaran day trip with Tuff E Nuff with snorkeling at Hol Chan and Shark Ray Alley and the stop at Caye Caulker is highly recommended. Don't miss flats fishing with Abner from Go Fish Belize. We rented a a golf cart and kayaks and had them delivered to the house and would recommend this as well. The food in Belize is amazing! One highlight was our easter Sunday "barbeque" prepared by Orlando's wife, Maira - delicious! She was nice enough to share her secret recipe with us as well. Restaurant recommendations include Elvi's Kitchen in San Pedro, Hidden Treasures to the South, Aji, Soul Kitchen at the Ak Bol yoga retreat, and the street food vendors in San Pedro. There is a great coffee bar just a a short cart ride down the road called Marbucks - they also have homemade, organic baked goods. Conveniences that worked out well include grocery delivery from Mata Grande grocery (order online ahead of time), excellent beach bar and store for basics next door at Captain Morgan's, and the many restaurants, bars and resports within a short walk or cart ride. Thanks to Chris from Sotheby's for all of the wonderful help - he was very personable and friendly. We are back home now and are mssing Orlando and his family AND the wonderful Tres Banderas already. We would definitely come back to this wonderful place. Thank you to the owners for such a perfect home.

Tres Banderas - OMG!

My husband and I rented Tres Banderas for 2.5 months (Jan to Mid March 2015). We absolutely loved it here! The house is more beautiful than what the pictures depict and the pictures are pretty amazing. The house is fully equipped with any thing you need and if you need something, Orlando, the on siite caretaker, will take care of you. He is very kind and trustworthy and a workaholic keeping the grounds and house in tip top shape. Maira, his wife kept us fed with her awesome beans and rice and we thoroughly enjoyed the chicken BBQ lunch they made for us. The highlight of our stay was going to the Lamanai Ruins with Seaduced, we did our diving and snorkeling Hol Chin and Shark Ray Alley with Tuff E Nuff and AC our divemaster was awesome! Caye Caulker was nice going on the Lady Leslie, Reef Fishing and then having a cookout on the beach with our catch was awesome with El Pescador. We also did Bone fishing with El Pescador too which was great. But most of all we will miss the people of Belize. Everyone we met was very helpful and friendly and gave us great tips. This includes Brittany, Kelin and Chris at Sotheby's...great property managers...their follow up was excellent, Eve, our housekeeper did an amazing job cleaning for us and Orlando and his family went above and beyond our expectations. I know I'll be crying on Thursday when we have to depart. Highly recommend Tres Banderas! We will definetly be back!

This house was a dream of 40 years for Steve, who first came to Ambergris Caye in 1971. Steve and his wife Marta built the house in 2011. Steve is American, Marta is Argentine and they lived in Belize. Therefore, three flags - Tres Banderas in Spanish. In 2021, Scott purchased the home from Steve and Marta. Scott was born in Scotland, mostly lives in Texas and Belize, so the three flags took on a new meaning - Scotland, Texas and Belize.

The location of Tres Banderas, called Punta Arena, is close enough to town for shopping and restaurants, but secluded enough for relaxation. There are several restaurants nearby that will satisfy even the most discerning appetites.
