★ RENTAL CONTRACT ★

We have disclosed the terms of our Rental Contract in the Additional Rules section of the House Rules. This contract includes house rules, liability regarding on site activities, and fees for breaking rules. By booking this property you acknowledge that you have read, understand and agree to be bound by all terms, conditions, and policies in the Rental Contract.

★ DAMAGE PROTECTION ★

Instead of a security deposit, your stay includes a damage protection waiver, covering up to $2,000 in accidental damage during your visit. Please note that this applies only to accidental damage. Any intentional damage or violations of house rules will be charged to you in accordance with our rental agreement. Full details of the coverage will be shared after your booking is confirmed.

★ DOG GUIDELINES ★

We welcome up to two well-behaved dogs for a nonrefundable fee of $150 per pet. To keep things safe and comfortable for all guests, please review our pet policy:

✔ Must be over 1 year old, under 50 lbs, and housebroken
✔ Leash trained and not a heavy shedder or excessive barker
✔ Yard is fenced, but dogs may still get out - always keep an eye on your pup
✔ Please dispose of pet waste properly in exterior garbage can
✔ Any pet-related damage will be the guest’s responsibility

Nestled right on Lake Oscawana, this home offers private dock access for kayaking and waterfront relaxation. Please note:

✔ Use of the lake, kayaks, canoe or life jackets is at your own risk
✔ You may encounter wildlife – do not leave food or trash outside
✔ Respect the natural surroundings and follow local safety guidance

Below are the check-out instructions we request at the end of each stay:

Please note we do not permit any Airbnb services or experiences on this property, including third-party bookings made through the Airbnb Experiences and Airbnb Services platforms.

Any guest who attempts to host or bring an Airbnb-related Service or Experience onto the premises without our prior written approval will have their reservation cancelled immediately, with no refund issues.

✔ You must be 25 or older to rent this home
✔ For your safety, smoking, vaping, e-cigarettes, candles, and open flames are strictly prohibited anywhere on the property.
✔ The indoor fireplaces are not allowed to be used by guests
✔ Please note you're staying in a rural area, which means nature is all around! While we keep our homes well-maintained, it's not uncommon to cross paths with the occasional insect indoors or out.
✔ Use of kayaks, canoe, life jackets and any water activities are at your own risk. We are not liable for these activities.
✔ Please be aware we do not list the property as toddler or baby safe. While we work to create a safe space for all ages, be sure to watch children carefully at all times, especially near the fireplaces, decks, stairs and lake.
✔ Your safety matters. The property has an exterior Ring front entrance camera that points at the driveway and records video and audio upon motion. It does not look into any interior spaces.
✔ From time to time, routine services such as landscaping, trash removal or pest control may require access to the exterior of the property. We do our best to schedule these visits to minimize any disruption, but we appreciate your understanding if they overlap with your stay.
✔ In the winter months, snow removal is scheduled as promptly as possible following snowfall, subject to vendor availability. Specific timing cannot be guaranteed. Guests are advised to exercise caution and be mindful of slippery conditions during winter weather.
✔ This home is in a neighborhood setting and is not remote. While you have a private beach, there are homes and a public beach in the vicinity that you may be able to hear during your stay. Please respect quiet hours from 10PM-8AM.
