▪️ This property comfortably accommodates up to 16 guests, but we are happy to consider hosting up to 18 guests if needed. Please review the bed/room layout and manage expectations before booking. Air mattresses and extra beddings should be requested in advance.
▪️We only provide 16 set of towels (bath towel, hand towel, and washcloth), coffee pods, and other supplies. If you need more, please request in advance. Last minute requests for extra sleeping arrangements, towels, and supplies may take time and occur additional charges.
▪️ Regular maintenance services such as lawn care and pest control may take place during your stay. If you prefer no service during your visit, please let us know in advance.
▪️ Surveillance or recording devices are present in the property. Noise monitoring device(s) does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). Video recording devices only monitor the exterior of the home and not any of the interior or swimming/hot tub areas.
▪️ We offer add-on services for a fee. Please note that all of these are subject to availability and approval from host. Please inquire prior to booking:

▪️ The refrigerator in the entertainment area (where the board games are) is non-operational. A fully functional refrigerator is available in the kitchen.

▪️ Unregistered guests (including visiting) are not allowed. Additional fees may apply.
▪️ Pets are welcome with a fee. Max # of pets: 2. Pets must be registered and reported to the host. Host should also be informed if you have a service animal. Ensure that they are well-behaved and that you take necessary precautions to prevent any damage and extra cleaning. Pet/Service Animal owners will be responsible for any extra cleaning fees or damages caused.

▪️ No parties, events, or large gatherings allowed.
▪️ Please observe quiet hours from 9 PM to 8 AM.
▪️ Respect the neighbors. Do not park on their premises or cause any disturbances.
▪️ Respect the home. Do not damage or take anything. Maintain cleanliness throughout your stay. All furniture, appliances, and items should be returned to their original place.
▪️ Do not flush anything down the toilet to avoid plumbing issues. Guests will be held responsible for any plumbing issues or damages caused by improper use.
▪️ Report anything that is not working or broken upon check-in. Any issues that are not reported within 24hrs after check-in time may be considered to have occurred during your stay and could be subject to applicable charges.
▪️ Follow the check-in/check-out instructions. Guests will be held responsible for any issues that arise from not adhering to these instructions, including, but not limited to: adhering to check-in/out time, completing check-out tasks, parking, etc.
▪️Pre-check-in requirements must be completed before arrival. Guests must sign the Rental Agreement, submit a valid government-issued photo ID, and authorize the security deposit through our secure third-party platform (ChargeAutomation). Check-in instructions and property access will only be provided after the verification process has been successfully completed. Failure to complete these requirements before check-in will result in denied access, and the reservation will not be eligible for a refund (according to cancellation policy). The security deposit will only be charged/captured if damages, missing items, or house rule violations are identified during the post-stay inspection.
