Your own peace of paradise in our private lower unit, waterfront guest suite. Enjoy watching the sunset and looking out over the intercoastal, kayaking out your back door, walking to town for a drink and dinner or just relaxing in this quiet neighborhood located in town and on the water.
Downstairs (No upstairs guest) area of the house (approximately 1100 sq feet). Located in downtown Swansboro, this lovely walkout offers guests a cozy retreat with 1 queen bed in the bedroom. The bathroom is equipped with a shower and a hair dryer for convenience. With amenities like heating, AC, and an iron, guests will feel right at home. On a rainy day sit back and relax in the family room on a comfortable sectional while looking out at the water, or reading a book, putting together a puzzle, playing games or watching your favorite show on the flat screen TV. Enjoy working out on the Hydrow rowing machine in a separate area.
A small kitchenette with full refrigerator, air fryer with baking, roasting & toasting features, microwave, coffee making w/ grind your whole beans, a hot water kettle, and Nespresso coffee maker w/reusable pod. A gas grill is located outside to enjoy your own grilled dinner on the dock deck, the outside table under a covered deck or on the inside dining table.
Kayak (3 kayaks are available or rent one in town) out your backdoor when the tides are right. There are a few life vests, you may need to provide your own or rent one in town. Find a sand bar to relax, swim and have lunch on. Explore the beautiful nature of Huggins Island and the many small islands around. Go shark tooth hunting for incredible finds! Maybe a pod of Atlantic dolphins will enchant you with their beauty. Hammocks Beach Park with beautiful Bear Island is 10 minutes away. Ferry service is available during certain times a year. Take The Lady Swann on a cruise to explore the area. Captain Tim and First mate Jane have incredible history & stories to tell.
Enjoy morning coffee, dinner or a drink on the dock deck overlooking the Intercoastal water way. Sit back and relax, enjoying amazing sunsets! In a quiet neighborhood but walkable to downtown Swansboro to enjoy breakfast, lunch, dinner, drinks, or the local shops & festivities. Play a game of corn hole with the game provided.
Less than 15 minutes from beautiful Emerald Isle beaches. Bring a chair and towels provided.

**We ask that all Guests are registered and that the Vacation Rental Agreement has been acknowledged prior to receiving access code to rental. **
1. **Check-In & Check-Out:**
- Check-in is at **3pm** and check-out is at **10am**.
- Early check-in or late check-out requests must be pre-approved.
2. **No Smoking:**
- This is a non-smoking property. Smoking is not allowed inside or on the premise of the property.
3. **No Pets:**
- Pets are not allowed unless pre-approved. Unauthorized pets will result in additional cleaning fees.
4. **Occupancy:**
- Only registered guests are allowed to stay overnight. No unregistered guests or visitors without prior approval.
5. **Quiet Hours:**
- Please respect our neighbors and observe quiet hours from **11pm to 7am**.
6. **Parties & Events:**
- No loud events. Respect the neighbors & quiet hours.
7. **Cleanliness:**
- Please keep the property clean and tidy. Dispose of trash in the provided bins and clean up spills immediately.
-All the surfaces in the bathroom/kitchenette/Laundry room are granite. Please use the granite cleaner that is provided.
- Please be respectful of the next guest and return items, for everyone`s enjoyment.
8. **Furniture & Decor:**
- If something needs to be moved, please return it to its original position before checking out.
9. **Kitchen Use:**
- Feel free to use the kitchen, but please clean up after yourself. Wash dishes, and wipe down counters after use.
- Please put a foil sheet on the bottom before cooking in air fryer/baking. Put in trash after usage.
- Please DO NOT microwave Melamine/plastic dishes. These cannot go in the microwave.
10. **Energy Conservation:**
- Turn off lights, fans, and appliances when not in use. Keep doors and windows closed when the air conditioning or heating is on.
11. **Appliances & Equipment:**
- Use appliances and equipment as intended. Report any malfunctions immediately.
- Please keep the washer door slightly open after use to avoid creating an odor.
12. **Parking:**
- Use the designated parking spots. Do not park on the grass or block neighbors’ driveways.
13. **Security:**
- Lock all doors and windows when leaving the property. Ensure the key is kept secure and returned as instructed.
14. **Waste Disposal:**
- Dispose of trash in the appropriate bins. Follow local waste disposal guidelines.
15. **Damage:**
- Any damage to the property or contents must be reported immediately. Guests are responsible for any damage caused during their stay.
16. **Compliance:**
- Comply with all local laws, rules, and regulations during your stay.
17. **Emergencies:**
- In case of an emergency, contact 911. Notify host immediately.
18. **Respect:**
- Treat the home with respect as if it were your own. Enjoy your stay and make yourself at home!
