Lake cabin, private beach, ski 10 min

Clover Cottage is a pet-friendly, 5-bedroom lake retreat sleeping 10, with our own private beach plot steps across the road. Two kayaks, beach chairs, and life jackets are all yours. Full kitchen, grill, and a dining table that seats all 10 for meals or board games. Stone gas fireplace and propane fire pit for after. Swim in summer, hike the foliage in fall, ski Tenney, Ragged, Waterville, or Loon in winter — all under an hour, and our driveway is plowed and sanded all season. A/C, fast Wi-Fi, and a driveway gate to help keep kids and dogs back from the road.

A classic 1920s lake cabin, fully updated, with a newer addition. The cabin side has knotty-pine walls and exposed beams; the addition is brighter and more modern, including the main-floor bedroom and bath. Mini-split A/C and heat on the main floor, central air and heat upstairs, on-demand hot water, and fast Wi-Fi. A warm, inviting escape for family holidays, reunions, and wedding or graduation weekends — the Newfound Lake Inn is about a 5-minute walk.

BEDROOMS AND BATHROOMS

FIRST FLOOR — Bedroom 1 (Queen), with a desk and dresser. Full bathroom with walk-in shower, hair dryer, iron, and ironing board. Laundry is just across from the bathroom, and there's a full-length mirror in the back hall. Only 3 steps to the front door and no interior stairs to reach this bedroom and bath — good for anyone who'd rather not climb.

SECOND FLOOR — Bedroom 2 (Queen), Bedroom 3 (two twins, great for kids), Bedroom 4 (Queen), Bedroom 5 (Full). Second full bathroom with walk-in shower. Extra blankets and a few books for kids and grown-ups on the landing.

TOILETRIES — Shampoo, conditioner, and shower gel in both showers.

BABY GEAR — A portable toddler bathtub, kept in the laundry area and usable in either walk-in shower, and a baby monitor are on-site.

THE SPACE

LIVING ROOM — Stone gas fireplace that lights with a remote, lake views, board games, a kids' taco truck toy play stand, and a Roku Smart TV that logs your streaming accounts out automatically at checkout.

KITCHEN — Fully equipped with wood cabinetry, electric range with a vented hood, microwave, dishwasher, full-size fridge, toaster oven, blender, slow cooker, waffle maker, pots and pans (including a big pot for corn), baking sheets, cooking oil, salt, pepper, crushed red pepper, ketchup, mustard, mayo, and a few Tupperware containers for leftovers.

DINING AREA — Dining table that seats 10 for shared meals and board games, plus counter seating in the kitchen.

COFFEE & TEA — Nespresso Vertuo machine with a few pods to get you started, plus tea bags, sugar, Sweet'N Low, and half-and-half pods. There's also a Keurig and a drip coffee maker, but bring your own K-cups or grounds for those.

TECH — Dedicated workspace at a small desk in the first-floor bedroom or the large dining table. Fast Wi-Fi throughout (cell service can be spotty out here).

CONVENIENCE — Washer and dryer; mini-split A/C and heat on the main floor and central air and heat upstairs; on-demand hot water so it never runs out with a full house; and whole-house water treatment (UV, softener, and an under-sink filter) so the tap water is clean and drinkable.

WINTER READY

Boot and shoe cabinet at the entry for wet gear, a humidifier for dry winter nights, and a driveway our plow service clears, salts, and sands within 24 hours of a storm ending. Tenney is 10 minutes, Ragged about 25, and Waterville Valley and Loon about 40.

OUTDOOR AND SAFETY

LAWN & DECK — Front porch with lake views, modern composite deck with dining table and seating, large yard, cornhole set, and an outdoor hose to rinse off sandy paws or toys.

ENTERTAINMENT — Gas grill with propane provided, and a propane fire pit with seating (no firewood needed).

SAFETY — Retractable driveway gate to help keep kids and dogs back from the road. The yard isn't fully fenced, so supervision is still needed. Emergency flashlight in the kitchen drawer.

THE BEACH

PRIVATE PLOT — Our own beach, used by no other houses, just steps across the road. Shaded terrace under the deck, 8 adult and 4 kids' beach chairs, beach towels (kept inside the house), beach toys, USCG-approved life jackets (2 each in child, youth, and adult sizes), and two kayaks. Guests with infants or toddlers should bring their own life jackets.

TERRAIN — About 50 feet wide at lower water, with sand on one side and rocks on the other. The lake level is controlled by a dam and also rises and falls with rain and drought, so the beach is noticeably smaller when the water is high — our photos show it at lower water. A deck sits above the shoreline with stairs leading down to the sand.

BOATS & PARKING — We can't dock or store boats at our shoreline plot, but there's a public launch just across the bay. Boat trailers are welcome — park at the lower end of the driveway, and please keep all vehicles on the driveway.

LOCATION

ICE CREAM — Idle A While is open seasonally, right next to our beach access. Swim, kayak, then walk next door (summer only).

DINNER — The Inn on Newfound Lake is a quarter mile away, an easy 5-minute walk for dinner, drinks, and lake views — and a popular wedding venue. The Big Catch in Bristol is a 10-minute drive (summer only). Last Chair Brewery and downtown Plymouth dining are about 15 minutes' drive.

HIKING — Little and Big Sugarloaf are about 10 minutes away, both family-friendly with lake views from the top. Little Sugarloaf is the shorter of the two and easy enough with kids. Sculptured Rocks gorge in Groton is another 10-minute drive.

DAY TRIPS — Waterville Valley and Flume Gorge are each about 40 minutes; Mt. Cardigan about 45. For a rainy day with kids, Polar Caves in Rumney is about 20 minutes and Funspot in Laconia — the world's largest arcade — is about 30.

PLYMOUTH STATE — About 15 minutes to campus, handy for graduation and family weekends.

GROCERIES — 10 minutes to Walmart and Hannaford.

GUEST ACCESS

WHOLE HOUSE — All five guest bedrooms and both bathrooms are yours for the stay. One additional room is kept locked for our personal storage, and the closet in Bedroom 1 holds cleaning supplies — neither is part of the rental.

ENTRY — Contact-free self check-in with a smart lock. Your entry code is sent before arrival.

PRIVATE BEACH PLOT — Exclusive use of our plot just steps across the road, including the two kayaks stored under the deck.

PARKING — A long gravel driveway with room for several vehicles, plus space for a boat trailer at the lower end. Please keep all vehicles on the gravel.

WHAT WE PROVIDE — Bath and beach towels, linens, toilet paper, and paper towels; shampoo, conditioner, and shower gel in both showers; hair dryer, iron, and ironing board; dishwasher detergent; cooking oil, salt, pepper, and crushed red pepper; ketchup, mustard, and mayo packets; a few Nespresso Vertuo pods, tea, sugar, Sweet'N Low, and half-and-half pods; a baby monitor, humidifier, and portable toddler tub; board games; and beach chairs, beach toys, two kayaks, and life jackets in child, youth, and adult sizes.

WHAT TO BRING — Your preferred laundry detergent; extra Nespresso Vertuo pods, K-cups, or coffee grounds; a pack 'n play or crib if you need one; a crate if you'll leave your dog alone; and life jackets for any infants or toddlers.

HOME SECURITY — One exterior camera is mounted in the front corner of the house facing the driveway. It covers the driveway only, with no audio recording. There are no cameras inside the home or at the beach plot.

INTERACTION — The house is yours for the stay, and we're not on the property while you're there. Some guests want to be left alone and some like to chat, and we're happy either way. We won't hover, but we're around: message us through the app anytime with a question, or if you want any recommendations, we have plenty. We check messages often. For anything urgent — heat, water, power, or a lockout — call or text and we'll pick up. We also have trusted local help nearby who can be out quickly for any maintenance issue during your stay. The house is cleaned and checked before every arrival.

If something isn't right, please tell us while you're here rather than waiting until you've gone home. We'd much rather fix it during your stay, and we'll do what we can to make it right.
