Welcome to 9 22nd Avenue, a stunning luxury retreat on the Isle of Palms where relaxed coastal living meets high-end design. Just steps from the sand, this six-bedroom, four-and-a-half-bath home offers the perfect balance of sophistication and easygoing beach charm. Enjoy some of our favorite things like a private POOL, backyard FIREPLACE and bar, over-garage ENTERTAINMENT ROOM with games and large TV, screened porch, FIVE KING BEDS, and an EASY WALK to the beach and local shops!

Step inside and you're greeted by stylish design and a welcoming airy floor plan filled with natural light and polished hickory floors. The heart of the home is the beautifully remodeled kitchen—complete with high-end appliances and countertops, a gas range, and a butler's pantry with a built-in beverage station. The large central island with barstool seating and open living room with sectional sofa provide an ideal spot for entertaining. A separate formal dining room is available to enjoy those special dinners and a half bathroom on the first floor for added comfort. When you're ready to relax, you can enjoy the lovely screened porch with TV.

There are two bedrooms on the first floor: a king suite with private bathroom and a bedroom with two smaller beds, one queen and one twin XL. Upstairs, you'll find 4 more King bedrooms. Two of these king rooms offer private bathrooms while two shared a hallway bath. Every detail has been thoughtfully designed to elevate your stay—from custom finishes to elegant coastal furnishings. There is a full size laundry room on the second floor of the home.

Outside, your private oasis awaits. A sparkling private pool is surrounded by a covered patio with a built-in grill, outdoor bar, and a wood-burning fireplace—ideal for everything from poolside lunches to sunset cocktails. A finished studio space above the detached garage offers more fun with a TV, foosball, mini-fridge, work-out space and comfortable seating. Through the back gate, you're just a short stroll to the beach—close enough to hear the waves and smell the salt air.

Nestled on a quiet residential street, the home offers easy access to local dining, shopping, and the laid-back charm of Isle of Palms, with downtown Charleston only a short drive away. Whether you're planning a family getaway, a couples' retreat, or a celebration with friends, this home delivers the ultimate Lowcountry experience—luxurious, inviting, and made for making memories.

-Regarding Pool Heating: In the event of unseasonably freezing or cold weather, it is possible that pool heating may not be operable or available, as heating temperatures typically only reach 10-15 degrees higher than current outside temps and may still not be warm enough to enjoy.
