⚠️ Due to unfenced pond, hot tub and uneven grounds, property is not suitable for kids under 12, pets, or persons with mobility difficulties or impaired judgement. ⚠️

This is a Partial Home Rental with private use of entire rear property & 2 separate buildings. VRBO GUEST AREAS are private, not shared.

• The front home residents are aware of VRBO Guests. It’s unlikely you’ll pass anyone except in front yard.
Master Suite has 1 shared wall, low/seldom noise.
• Guests are not allowed in the marked restricted areas.
• Host gives prior notice if entry for maintenance is required (unlikely for short stays).

BOOKING GUEST IS REQUIRED TO “REGISTER” (Notify & Receive Hosts Approval) ALL GUESTS (anyone known to Booking Guest or Guest Party that is on property for any amount of time or task) PRIOR TO Check-In (ideally upon booking) AND PRIOR TO PROPERTY ENTRY.
Booking Guest will be fined $50 per person for any guest on property, registered or not registered.

WAIT for transportation & deliveries in Guest areas, behind entry gate.

✦ EVENT & ALCOHOL RULES
• NO unauthorized parties, events, guests or visitors.
• All guests, parties or events MUST be approved by the host & Booking Guest must PAY ALL FEES PRIOR to Check-in or ENTRY on property.
• Booking Guest must notify host of ALL Guests Ages PRIOR to Guests Entering Property.
• Underage drinking strictly prohibited. Hosts reserve the right to check all guests ID’s for legal ages.
• No drinking or open containers of alcohol indoors.
• Responsible drinking only.
• No excessive alcohol consumption.
• No rowdy, reckless or belligerent behavior.

VIOLATION OF ANY OF THESE RULES BY ANY OF THE GUESTS OR RENTAL PARTY WILL RESULT IN HOSTS REFUSAL OF ALL RENTAL SERVICES.
• Violator(s) (and possibly entire guest party, at the discretion of host) will be required to vacate property immediately. If guests do not make a good faith effort to vacate property expediently, violators will be charged with trespassing, and can be legally removed by law enforcement.
• Booking Guest will be charged Remediation Fee(s) if $250 or more.

THE PROPERTY HAS 7 EXTERIOR CAMERAS operating 24/7 for security & compliance. We have a compete photo inventory of all items in the rental. The booking guest will be charged reimbursement and/or damage fees for items damaged or removed from property by any guest.

This property contains unfenced ponds, hot tub, uneven grounds and unpaved walkways and is not suited for children or persons with balance or mobility difficulties. By booking, guests acknowledge the inherent risks associated with water features and agree to assume full responsibility for themselves and their party, including children and pets. Booking constitutes acceptance of the property’s liability waiver.

LIABILITY WAIVER:
You, the Guest, understand that staying at this property is at yours and your guests own risk and that physical risks may be involved being on or near the property and around the bodies of water. You understand the potential dangers on the property that may be present, especially to children and pets not carefully supervised, and dangers to any person, including but not limited to persons with mobility difficulties, or persons injured while intoxicated, reckless, or using any kind of drugs or medication.
You understand the risks discussed above and agree to assume all responsibility for yourself and those in your party for any accident, injury or illness arising from tripping or falling or otherwise injuring yourself on the property and agree to hold homeowner harmless. You agree to waive any claim whatsoever against homeowner for accidents or claims arising during use of the property. All Guests in your party acknowledge and agree that they have read and understand this waiver and acknowledge that booking constitutes a binding and enforceable contract between Guests and Host.
