The Space:

Welcome to an upscale 4BR/3.5BA mountain home in the Bear Trail Neighborhood of Winter Park, ideal for families or groups up to 10. The house has convenient parking in the garage for 2 compact cars, plus 2 additional parking spots in the driveway.



Inside, you’ll find a home designed with comfort in mind. With four smart TVs with streaming, two cozy family rooms, a laundry room, and family-friendly amenities like a pack 'n play, you’ll have everything you need for a relaxing stay. The main living area includes a fully stocked kitchen, dining for 8, a comfortable living room, and a deck with a gas grill—all with stunning mountain views. Upstairs, you'll find three spacious, light-filled bedrooms, while the fourth bedroom is cozily situated on the lower level with a full bathroom and sitting area.



Wintertime in Colorado brings many opportunities for play and adventure, as well as seasonal hazards that require consideration. AWD or 4WD capable vehicles are required from November - April for all guests. Please plan your travel accordingly.

During the warm months, there is no better way to explore the beauty of Colorado’s landscape than hiking or biking a nearby mountain trail. The 600 mapped and marked trails of Trestle Bike Park make it one of the state's top biking destinations. Summer events like the Winter Park Jazz Festival, Winter Park Music Festival, and Winter Park Beer Festival ensure the air is always festive. You are also less than 40 miles from Rocky Mountain National Park!

Other Things to Note:

• *FIRE SAFETY* - The foothills are a fragile area with high wildfire risk. For safety reasons and in adherence to strict fire restrictions, outdoor fires are prohibited to prevent the risk of wildfires and protect our natural landscapes.

• Though this is a residential area, bears, mountain lions, and other wildlife live in the area. Please close the trash bins, the doors, and keep your vehicle locked at all times!

• Guests must be comfortable with stairs. This property has 3 levels.

• The propane gas grill on site is NOT AN ADVERTISED AMENITY - adequate gas level in propane tanks is NOT guaranteed. Should you desire to use the grill, you may, but only under the condition that you acknowledge you are responsible for covering costs should you need a new propane tank.

• *NO A/C - There is no air conditioning as the summer in the mountains is very temperate.*

• Please read ALL House Rules thoroughly: No pets, no parties, and no smoking is allowed in the home. This is not a party spot! Quiet hours are from 10 PM - 8 AM. Any noise violations or complaints from neighbors will result in immediate eviction. We appreciate your courtesy.

•Please note we are not liable for left items. Returns incur a $50 fee plus shipping costs. Any items not claimed within 24 hours of checkout are donated or discarded.
