With its balance of social gathering areas and quiet private retreats, every detail is designed to create a stay that feels indulgent, unhurried, and effortlessly comfortable from start to finish.

Other things to note:
-We want all guests to enjoy a comfortable, respectful stay. By booking, you agree to follow the house rules below and to complete a rental agreement prior to arrival, which outlines all policies in full.

- The backyard is fully fenced for privacy. Please note that the pool and hot tub do not have separate locks or gates.


POOL HEATING:
-We need 48 hour notice for pool heating
-The charges will be an additional $75/night for heating the pool which will be charged separately once you have decided on how many days you need the pool heated.
-Please note: from Nov-Feb, pool temperature is weather-dependent and can range from 72-80 degrees but cannot be guaranteed during colder periods.
-Spa heating is FREE and available all year-round. However, if you have paid for pool heating and are using the spa for an extended time, please note the pool will lose some heat as the heater will be primarily distribute heat to the spa.

HOUSE RULES:
Must be 25 or older to book our home.

1 non-aggressive breed dog with a maximum weight of 30 pounds is allowed with a $250 pet fee. Dogs are not allowed on the property unless the pet fee is paid.

No smoking on the property. A $1,000 fine will be enforced for smoking on the property, inside or outside!
No parties or events.
Check-out is at 10 AM.
No unregistered guests or visitors are allowed.
All sand needs to be cleaned off before entering the house. We have an outdoor shower and hose for this purpose. Failure to remove sand will result in an extra cleaning fee.
Please refrain from making excessive noise past 10 PM.
Outside Quiet Hours 10PM-8AM.

PET RULES:
• A $250 Pet Fee must be paid before check-in or your dog will not be allowed on the property.
• Your dog must not exceed a maximum weight of 30 pounds.
• Your dog should be friendly, non-aggressive and house-trained. Dogs that utilize pee pads are NOT allowed.
• We provide pet blankets that need to be used if your dog gets on the furniture. Dogs are not allowed in the beds!
• Your dog must be supervised by you at all times or crated if left alone.
• Please pick up after your dog in the yard. There will be an additional cleaning fee of $100 if we have to have dog waste picked up.
• Any dog that becomes disruptive will need to be removed immediately.
• You will be charged for any damage caused by your dog.
• Limit of one dog unless given explicit written approval prior to stay.

POOL RULES:
You are swimming at your own risk. We are not liable for any accidents or injuries.
Children are to be supervised at all times.
No pets allowed in the pool.
No glass is permitted around the pool or on the downstairs patio. We have provided plastic cups for your convenience to use around the pool area! If the glass is broken in the pool there will be an additional fee of $500 in order to clean the pool.
There is an outdoor shower provided for your convenience! Please rinse off any sand prior to entering the pool.

Using negative reviews or false claims to seek refunds or benefits is a breach of this agreement and may result in legal action or termination of the rental without refund.
