Usually Suitable for Guests With Mobility Considerations ♿

The primary bedroom and primary bathroom are on the main level. The kitchen, living room, deck access, and laundry are also on the first floor. Stairs lead only to the two upstairs bedrooms and shared bath. There are minimal stairs to enter through the front door or via the garage (approximately 2–4 steps).

Traveling With Infants and Toddlers 👶

As Good As It Gets provides a crib and rocker in the queen bedroom’s nook. Please note that the home is not baby- or toddler-proofed. Parents and grandparents are encouraged to bring outlet covers, baby gates, and other safety items as needed. Feel free to order items and have them delivered to the home if helpful. Children should always be supervised, as with all homes there are potential hazards. Additionally, Bourne Pond is just yards away, and adults should be mindful of this when traveling with children.

Guest Access 🔑

Guests have exclusive access to the entire home (except the basement), including the deck, patio, yard, shoreline access, and all outdoor living spaces.

Other Things to Note ℹ️

Outdoor furniture is available seasonally (usually May–October). Please ask us about availability in advance if booking in May or late October.

Menahaunt Beach is approximately an 11-minute walk. However, we understand many guests like to bring beach gear, and walking can be challenging with multiple items. For full beach days, we recommend a drive-and-drop-off approach.

Beach towels, linens, and essential starter items are provided.

PLEASE NOTE: All cancellations (even those within the full or partial refund window) will be net of credit card fees (~4% per transaction). We have no control over these fees and when they are charged they are gone for good. We`ve researched far and wide and have not found a solution to this issue. By booking you agree to this policy. Thank you for understanding and we will continue to look for better options on credit card fees and refunds.

Safety Information (please read carefully)
• There is one security camera outside facing the driveway only. This will be reviewed only if there are issues, or if neighbors call ProHost® to report a party or suspicious activity. There may be an additional camera facing the back deck and the wooded area. As of June 2026, we are unsure if this will remain. However, we are adding it here as a precaution. Please assume this is the case.

• Kayak Use and Swimming – Are done at your own risk. Ensure swimmers and kayakers are not alone. Proper safety gear and supervision are in place. Do not swim if you are not a strong swimmer or are under the influence of alcohol or any substance. Read more in our disclaimer at the bottom of the welcome booklet.

• The fireplace in the living room(s) is gas, and you may use it in the evening (it’s lovely!). Instructions on how to use the fireplace are located

• Be VERY careful around the fire table and grill. Do not leave fires unattended. Make sure the flames out and the gas is shut off on the fire table before leaving it for the evening. Please keep kids away from fires and other potential hazards.

• Please ensure all doors are locked if you venture off the property or when you go to sleep. When leaving the home, all doors should be locked. We also suggest locking your car doors at night if you have any valuables inside (very low risk but a good practice).

• Be mindful of POISON IVY / POISON OAK and thorns (mainly located at the edges of the paths and in the woods). Landscapers have done their best to minimize these plants, but they are stubborn. A case of poison ivy is not fun! `LEAVES OF THREE, LET IT BE!`

• The grill may light with the ignite push button. However, if that is not working, please carefully light using the extended lighter provided in the kitchen drawer. Please ensure the grill and gas tank valves are turned off when cooking is complete. When the grill has cooled off, please cover the grill to protect it from the elements.

• Ticks are prevalent on Cape Cod (especially in the Spring/Summer/Fall). We suggest doing a tick check each evening.

• Coyotes – Falmouth is known to have a coyote population, especially during the summer months. Please use caution at night.

However, we kindly ask that you treat the home as if it were your own family vacation home. The homeowner has invested valuable time, energy, and money to create memorable space.
