***Important Check-in Information***

Providing your approximate arrival time is essential to ensure access to the property, as check-in is conducted in person. Check-in is available from 4:00 PM to midnight, so please plan to arrive within this timeframe. Arrivals after midnight will incur a fee of 150AED.



• Please note that mid-stay cleaning, extra services, or special requests may incur an additional fee. We provide complimentary toiletries, detergents and basic amenities at check-in, and guests can replenish these themselves if they need more during their stay.

• Standard check-out time is no later than 11:00 AM. If guests want a late checkout, depending on availability, there will be an additional charge.

• Any last-minute extensions will incur additional charges for cleaning cancellation.

• Please return the access cards in good condition upon your check out. Replacement of lost cards will be charged at a rate of 500 AED per card.


• Please note, we are a holiday home, not a hotel



Before arrival, guests must choose one of the following damage-protection options:

* An AED 2,500 refundable security deposit, refunded after check-out following the property inspection, provided no damage or missing items are identified; or

* Non-refundable Damage Insurance at AED 40 / €10 per night.

Guests will select and complete their preferred option through the secure online guest portal after booking. The selected option must be completed before check-in instructions are issued.

District cooling included up to AED 500 per 30 nights

Any excess is charged to the guest.
