This villa is one of the most modern and best located in Regal Oaks Resort! It has been professionally remodeled and designed to meet the high expectations of our guests. it is hosted on Airbnb by Hellen and Sam, highly rated and experienced hosts, so you can book it confidently. The Villa is located next to the clubhouse so that you could enjoy Pool, Spa, Waterslides, Gym, Restaurant/Tiki Bar, Games, etc with less than 1 minute walk.

A private propane BBQ grill is provided on the patio for family use. Please operate the grill responsibly and follow all posted safety instructions for your safety and the safety of others. A one-time BBQ grill use fee of $70 will be charged for the entire stay to cover rental, propane refill, and cleaning. For stays of 14 nights or more, guests must purchase their own propane if the initial tank runs out.

All 3 professionally designed bedrooms on the second floor are fully furnished with luxury bedding, Smart TVs, dressers, and closets. You will feel at home in no time with the warm and cozy decor!

The master king bedroom has a comfy king-size bed and a private ensuite bathroom

The queen bedroom has a comfy queen-size bed.

The Disney Mickey/Friends themed bedroom completes with two XL twin beds. It has all the Mickey decorations to awe your kids or teens. The room could sleep two kids or teens.

The bathrooms are outfitted with fresh towels and a starter supply of basic toiletries in case you forgot to pack anything. An additional half-bath is on the main level not far from the lounge.

The kitchen is fully equipped with the essentials for cooking up delicious meals throughout your stay. It provides with all of the cookware and dining supplies that you and your family might need. You will find pots, pans, a blender, mixing bowls, a kettle, oven tray, mitts, knife set, dishes, cups, bottles and much more.

Start your day with complimentary coffee. A Keurig coffee machine with k-cups is provided, conventional dripping coffee machine is also available for your preferences. Lynx Bus: 7-minute walk from the resort to #56 Lynx Bus Stop on Old Town and US 192 to Magic Kingdom, buses run every 30 minutes from approx. 6:00 am to around 11:20 pm, please check the GoLynx site for a more detailed schedule.

A/C maintenance and pest control are monthly. Service persons may have to enter the house for A/C maintenance or pest control during your stay. If that the case we will try to inform you ahead of time. Thank you for your cooperation.

This is a self-catering property. If any initial supplies (Keurig k-cups, trash bags, paper products, soaps, detergents, etc.) that have been provided are used up, you will need to purchase your own for your use. Stored are just 5 minutes away.

* All bathroom and kitchen sinks have pop-up drainages.
* The end table lamps in the king bedroom and queen bedroom have no switches but touch controls.

Garbage Collection

Garbage is to be placed in the bin under the bench at the front porch. It will be collected on the days indicated on the note posted on the bench. Excessive/large items should be dropped in the dumpster located at the intersection of Corvette Ln and T-Bird Ln.

If you wish to charge your electric vehicle from the property with your own extension cord, please pay $25 per stay for up to 7 days.

We do not accommodate any kind of animals because the owners are severely allergic to all types of animal hairs.

Parents please instruct your kids to not make any drawing on the wall. It may cost a lot to repaint the wall in order to restore its original state.

It is well-known that there are many types of insects around houses in Florida, especially in natural areas. We have hired a pest control company to treat inside and outside of the property on monthly basis to exterminate the insects. However, you are still expected to see insects occasionally which were brought into the house after the treatment through the open-doors and the previous guest`s shopping bags or luggage. Please clean food crumbs and garbage from the house daily in order to not attract insects into the house.

- Please turn off all lights and lock all windows and doors whenever you leave.
- Please keep all windows and doors (including the patio door) closed when the air conditioning is on.

- No parties or loud noise. Please respect the quiet enjoyment of the neighborhood.

- No smoking, vaping, or e-cigarettes anywhere on the property. A cleaning fee of up to $800 will be charged for odor removal.

- No pets or animal hair are allowed under any circumstances due to severe allergies. Unauthorized pets will result in a $100 charge per pet, per night.

- No illegal activity or drug use. Violations will be reported to local authorities.

- Do not exceed the number of guests listed in your reservation.
