GOOD TO KNOW
The suite is the fully private lower level of our estate`s main residence; the home above and the separate coach house may host their own guests — separate spaces and entrances, and everyday sounds occasionally travel between levels (quiet hours 10 PM–8 AM keep nights peaceful). The estate`s pool is not included with this suite. Registered guests only (max 6); celebrations happen at nearby venues; strictly no smoking. Three exterior cameras at the estate (front door, driveway, backyard) — never inside. Quick ID verification and a short rental agreement after booking. Pets on request — exact fee confirmed up front. WELCOME TO THE FIRESIDE RETREAT. The fireplace, the big table, the quiet evenings — the rules below keep it that way for you and for the guests of the residence`s other spaces.

REGISTERED GUESTS ONLY. Max 6 overnight guests, all named on the booking. Visitors beyond your booked count require our written approval in advance. Unapproved visitors are a material breach.

A PRIVATE SUITE, NOT A VENUE. No parties, events, or gatherings beyond registered guests, and no commercial photo/film shoots (our booking platforms` community policies and City of Brampton by-laws). Guests attending celebrations at nearby venues are exactly who this suite is for.

QUIET HOURS 10:00 PM – 8:00 AM — the suite shares the residence with the home above (and the estate`s coach house has its own guests), so indoor-voice courtesy applies around the clock. Brampton`s noise by-law applies at all times.

POOL: the estate`s pool is not included with this suite and is not accessible to suite guests.

FIREPLACE: for cozy, not for cooking — keep the area clear, switch it off before sleep and checkout, and message us with any questions before improvising.

STRICTLY NO SMOKING or vaping anywhere on the property — indoors, at the entrance, or on the grounds. Violations incur odour-remediation and recovery costs in addition to termination of the stay. No illegal substances.

PARKING: free parking at the suite; street parking available. Keep neighbours` driveways clear.

PETS: Welcome upon request with prior approval. The exact pet fee is confirmed in writing at approval — before check-in, never after.

VERIFICATION: Government-issued ID and a signed rental agreement are required after booking (disclosed here per platform policy).

MONITORING: Three exterior security cameras at the estate: front door, driveway, and backyard. No cameras inside the suite or any living space. An indoor decibel monitor measures sound levels only — never audio or video.

ENFORCEMENT: Breach may result in termination of the stay without refund, reporting to the platform, and recovery of fines, damages, and additional cleaning costs. Stays are licences to occupy, not tenancies, per our Terms of Service.
