Welcome to Vineyards GetAway, a quiet quaint home away from home nestled in a cul-de-sac with green space in the back. The home offers a comfortable space for up to 8 visitors (children included) with 3 bedrooms all located upstairs. The downstairs offers a full kitchen with a breakfast nook, dining area that opens up to a spacious living room, and game room/sitting area with its own space. The backyard is equipped with a pool/hot tub with a grill for outdoor cooking.

The home is centrally located in Frisco, TX with easy access to major highways such as 121, DNT, 75, and 35. Easy access to Downtown, Dallas and only 20 minutes away from DFW Airport.

Only 3.5 miles away from Toyota Stadium, a 10 minute drive!!

Parking
• 2 spots available on driveway located in back of the house in the alley
• Street parking available in the front of the house
• Do not block neighbors’ driveways, sidewalks, or fire lanes
• Parking not permitted in grass or any landscaped areas

Occupancy & Visitors
• Maximum occupancy: 8 guests (including children) Top bunk is for children weighing under 100 lbs. only.
• Only registered guests on your reservation are allowed onsite
• No unregistered visitors or parties/events.

Pool Rules & Safety (Read Carefully)
Swim at your own risk — no lifeguard on duty
• Children must be supervised by an adult at all times
• No glass containers in or around the pool
• No diving, running, or rough play
• Do not adjust pool equipment or controls
• Pool Maintenance is serviced once a week. For stays longer than a week, please check with host as to which day. In addition, water levels will be checked 3 to 4 days a week to ensure proper equipment function.

Smoking & Substances
• No smoking or vaping inside the home
• Smoking permitted only in designated outdoor areas
• Cigarette butts must be disposed of properly
• Illegal substances are strictly prohibited
• Failure to comply can result in additional cleaning fees

Pets
• All pets must be disclosed at the time of booking. Undeclared pets may result in additional fees or cancellation of the reservation.
• No more than 1 pet allowed.
• Fee of $29/day required at time of booking.
• Pets must be house-trained, well-behaved, and under your control at all times.
• Do not leave pets unattended in the home unless they are safely secured in a crate.
• Pets are not allowed on beds or upholstered furniture. If your pet does get on the furniture, please clean up any hair before checkout.
•Please clean up all pet waste immediately, both inside and outside the property.
• Bring your own pet bedding, food bowls, and any other supplies your pet may need.
• Keep excessive barking or disruptive behavior to a minimum out of respect for neighbors.
• Guests are responsible for any damage caused by their pets, including additional cleaning or repair costs beyond normal wear and tear.
• If your pet sheds excessively or leaves the property requiring extra cleaning, an additional cleaning fee may be charged.
• Please ensure your pet is up to date on vaccinations and flea prevention.

Furniture & Property Care
• Do not move furniture indoors or outdoors
• Do not hang items on walls or ceilings
• Report any damage or maintenance issues immediately

Cleanliness & Care
• Please keep the home reasonably tidy
• Place trash and recycling in designated bins located in the alley of the property
• Excessive mess or damage may result in additional charges
• Towels and linens are for indoor use only (use pool towels provided in towel bin outside)
• For stays longer than 6 nights, additional cleaning service can be scheduled at a rate of $75/hour

Other Important Notes and Rules:
1. Events & Parties: No events or parties are allowed. The use of the property is strictly for our registered guests. Any violation to this rule could result in cancellation and/or additional fees.
PLEASE BE KIND TO OUR NEIGHBORS AND ABIDE BY THE QUIET HOURS OF 10:00 PM TO 8:00 AM.
2. There are 2 security cameras; one is located in the front entryway as you approach the front door and one facing the back driveway near the back gate.
3. Only the Hot Tub can be requested to be heated. There is an additional fee of $50/day of the duration of the stay. The climate in Texas is typically warm enough from May to October to use the pool as is.
4. Absolutely no illegal substances or activities permitted on the property.
5. Please feel free to contact us through the messaging app for any needs or questions you may have throughout your stay.
6. Early Check-In or Check-Out must be requested in advance with an additional fee of $50/hour. If no advance request made, there will be an additional fee of $100/hour.
7. HOMEOWNERS ARE NOT LIABLE FOR ANY ACCIDENTS, INJURIES, ILLNESSES, OR LOSS OF PERSONAL BELONGINGS DURING YOUR STAY.

Agreement
By staying here, guests agree to all house rules and to follow all applicable Frisco short-term rental regulations. Failure to comply may result in additional fees, termination of your stay, and/or reporting to local authorities.
