Bedroom 1 (Primary): King Bed for ultimate comfort.
Bedroom 2: 1 Full Bed and 2 Single Beds (Perfect for kids or extra guests).

🛁 Bathrooms:
1 fully stocked bathroom complete with hot water, shampoo, a hair dryer, and fresh towels.

House Rules & Policies
1. General Rules & 5-Star Commitment
Our 5-Star Commitment: Your comfort is our top priority. If any aspect of your stay falls short of a 5-star standard, you must notify us immediately to give us the opportunity to cure the issue while you are on-site. Any claims or refund requests made after checkout for issues not reported during the stay will be respectfully declined.
Respect the Property: Please treat our home with the same care and respect you would your own.
No Parties or Events: Unauthorized gatherings will result in immediate termination of your stay without a refund.
No Smoking: Smoking (cigarettes, cigars, vapes, e-cigarettes) is strictly prohibited inside. No smoking outside the home unless all evidence is removed.
Quiet Hours: Please observe quiet hours from 10:00 PM to 8:00 AM.
Maximum Occupancy: Maximum 6 guests. Only registered guests may stay overnight.
Check-in/Check-out: Check-in is at 4:00 PM; check-out is at 10:00 AM.
Security & Energy: Lock doors/windows when leaving. Turn off lights/AC to conserve energy. We are not responsible for lost or stolen items.
2. Hot Tub Usage Rules
No Diving or Horseplay: The hot tub is for adult use and relaxation only.
Supervision: Children must be supervised by an adult at all times near the hot tub area.
No Glass: Do not bring glass containers or sharp objects near the hot tub. Broken glass requires a full drain and will result in a significant charge to the guest.
Rinse Before Entry: Please rinse off lotions and oils before entry to keep the water clean.
NO Soaps or Oils (Strict $500 Fee): Do not add soaps, bubble bath, lotions, or oils to the hot tub. This damages the filtration system and will result in a minimum $500 fee for a full drain, clean, and chemical rebalance.
Cover When Not in Use: Please replace the cover when finished to maintain heat and safety. Guests are responsible for damage caused by misuse.
3. Service Animals
We accommodate service animals (dogs/miniature horses trained to perform a task for a disability) under ADA guidelines.
The animal must be harnessed/leashed and under the handler's control at all times.
A host may ask a guest to remove a service animal if it is out of control, not housebroken, or poses a threat. Guests are financially responsible for damages caused by the animal.
4. Insect & Wildlife Interactions
Pest Control: The property is professionally treated. Do not leave doors or windows open without screens.
Wildlife: Do not feed or approach raccoons, snakes, or other wildlife. Supervise children and pets when outside.
Food Waste: Store food in sealed containers and dispose of waste properly to avoid attracting critters. A few stray bugs in a woodland environment do not warrant an automatic refund.
5. Extended Stays & Work Crews
Weekly Check-ins: Stays over 7 nights require a brief, non-intrusive weekly check-in.
Extended Cleaning Fee: Stays over 7 nights incur an additional $100 cleaning fee for mid-stay/post-stay deep cleaning.
Work Crews: Respect the residential neighborhood. Do not store equipment in the yard/street. All company vehicles must park in the designated driveway.
6. Rental Agreement Required
Upon booking, you will receive a digital rental agreement. It must be signed within 48 hours of confirmation. Declining to sign acts as an agreement to cancel your stay.
7. Weather & Disruptive Events
Cancellations due to "bad weather" do not qualify for a refund. MYW Rentals' Disruptive Events Policy only covers officially declared events making the property uninhabitable (e.g., mandatory evacuations, prolonged utility outages). Travel insurance is highly recommended.
8. Missing or Damaged Items
Inventory missing at check-out will be billed at replacement cost. Examples: Pillows ($20), pillowcases ($10), top sheets ($30), bottom sheets ($40), room spray ($10), soap dispensers ($40).

9. Security Camera Policy
Assume all properties maintain security cameras on the front and side entrances. Some properties also have cameras in the garage where equipment is kept. The Cozy Cabin has exterior security cameras monitoring the front entrance, driveway, and side exterior entryways for safety. Tampering with or disabling cameras will result in a minimum $250 fine and technician dispatch fees.
