This home was renovated top to bottom with one goal: keep your whole group happy under one roof, whether you're here for ski season, waterpark weekends, or a summer week by the lake.

The Main Level

Vaulted ceilings, a striking modern fireplace wall, and a large smart TV anchor the open living space. The renovated kitchen keeps the cook in the middle of the conversation, with counter seating on the action and an 8-person dining table steps away. Sliding doors open to a covered outdoor dining spot for meals with a view.

Sleeps 12: Five Bedrooms + Loft

• Main floor: queen bedroom with reading sofa and a renovated en-suite with green-tiled, spa-style walk-in shower
• Upstairs: two bright queen bedrooms (one adds a twin daybed with trundle, great for kids) sharing a loft lounge with a pull-out couch
• Lower level: a queen bedroom and a bunk room, perfect for families splitting up.
Every bedroom has its own temperature control, closet, and dresser.

Baths (3.5): the green-tile en-suite, an upstairs full bath with tub, a lower-level shower bath by the game room (washer/dryer next door), and a rustic wood-accented half-bath on the main floor.

The Game Room

The lower level is pure entertainment: ping pong, shuffleboard, a classic multi-game arcade machine, and space for movie and board-game nights.

The Backyard

The photos don't exaggerate. String lights glow over a landscaped fire pit circle with six Adirondack chairs, the 6-person hot tub steams on the deck, and cornhole waits on the lawn, all backed by quiet Pocono woods.

You'll have the entire home to yourselves, including the hot tub, BBQ grill, washer/dryer, and driveway parking for up to 6 vehicles.

We're inside gated Penn Estates, which keeps the community quiet and secure. Two things to know:
• The HOA requires a short guest registration form at least 7 days before arrival. We'll send it right after booking. Submitting it promptly avoids the HOA's $100 late fee.
• Please note: This property does not include community passes. Guests will not have access to the gated community's shared amenities, including the pool, lake, and recreational center.

Self check-in via smart lock at 4:00 PM; checkout 11:00 AM.

Community Rules: Only registered guests (max 12) and registered vehicles (max 6, driveway parking only) may enter Penn Estates. The community patrols actively; unregistered or improperly parked vehicles risk citation or towing at the guest's expense.

Hot Tub: Your private hot tub is included at no extra charge. Pack pool towels for the tub; indoor bath towels are provided. A quick hot tub waiver is required before use. It arrives with your check-in instructions and takes under a minute to sign. Use at your own risk.

Security Cameras: Two exterior cameras (front door and driveway) record motion and sound. No cameras monitor indoor areas.

Stairs: This is a three-level home with multiple staircases.

House Rules: All guests must be 25 years or older unless accompanied by a parent/guardian. No parties or events ($500), no smoking or vaping anywhere on the property ($750), no fireworks ($500), no pets (severe-allergy household), and no more than 12 guests ($50/unregistered guest/night). Early check-in or late checkout is sometimes possible with advance approval at $50/hour; unauthorized late checkouts incur $50 per half-hour.

Pet Policy: While we absolutely love furry friends, our home is strictly pet-free. This is to ensure a safe and comfortable environment for all our guests, including those with severe allergies. Thank you so much for understanding!
