Watch sailboats cross the Sound, boats travel toward the Ballard Locks and the mountains change color as the sun sets over the water. Whether you're enjoying your morning coffee, working remotely, preparing dinner or relaxing on the deck, the scenery is one of the most memorable features of the home.

The residence occupies the top floor but offers convenient no-step access directly from the dedicated parking area to the private entrance and throughout the single-level interior—especially helpful when arriving with luggage, groceries or children.

SLEEPING ARRANGEMENTS

PRIMARY BEDROOM — KING BED
Relax in the spacious primary bedroom with a plush king mattress and ample storage. This bedroom is located at the back of the home, furthest from the nearby railroad line, and is generally the most insulated bedroom from passing train noise.

A spacious bathroom with walk-in shower is located just across from the bedroom.

WATER-VIEW BEDROOM — QUEEN BED + ENSUITE
Wake up to beautiful Puget Sound and Olympic Mountain views from this queen bedroom.

The room includes its own private ensuite bathroom with a walk-in shower. Because it is positioned closer to the water-facing side of the home and railroad line, passing trains can be more noticeable from this bedroom—but it also offers one of the most spectacular views in the house.

THIRD BEDROOM — QUEEN BED
The third bedroom features a comfortable queen mattress, plush bedding and convenient access to the second bathroom directly across the hall.

A Graco Pack 'n Play is also available for families traveling with little ones.

The home is located alongside an active railroad line. Trains can be seen and heard from the property and may pass during both daytime and nighttime hours.

There is no set train schedule. Some days have very little activity, while other days may be more active. Passing trains typically take approximately 1–8 minutes depending on the type and length of the train.

We believe in being transparent about this unique aspect of the location so guests can decide whether the home is the right fit for their stay.

To make the interior more comfortable, the home features new double-pane windows and sound-reducing finishes. We also provide premium white-noise machines in every bedroom and complimentary earplugs.

The primary king bedroom is located at the back of the home, furthest from the railroad line, and generally experiences the least train noise. Closing the bedroom door and blinds and using the provided sound machine can further reduce outside sound.

The water-view queen bedroom is closer to the railroad line, so passing trains may be more noticeable from this room. In exchange, it offers a truly special setting with views of Puget Sound, sailboats and the Olympic Mountains.

Sound sensitivity varies significantly from person to person. Many guests adjust quickly to the trains, while train enthusiasts and families with children sometimes enjoy watching them pass as part of the experience.

We love the unique combination of passing trains, sailboats on the Sound, boats traveling toward the Locks, Olympic Mountain views and incredible sunsets that makes this Ballard setting unlike anywhere else.

However, if you're an exceptionally light sleeper or require a completely silent environment, this property may not be the best fit.

If you're comfortable with occasional passing trains and love the idea of panoramic Puget Sound views, spectacular sunsets and staying in one of Seattle's most desirable neighborhoods, we think you'll love your time here.
