The space

Welcome to 'Shaded Shores!'

Situated literally right across from Camp WaterColor, this location truly cannot be beat!!

As you first arrive, step onto the inviting front porch, where a cozy porch swing and Adirondack chairs offer the perfect spot to relax with your morning coffee or evening drinks. Inside, French doors open into a bright and airy living space designed for gathering. The living room features comfortable seating, beautiful decor, and custom cabinetry framing the TV, creating an inviting, welcoming space. The open layout flows seamlessly into the dining area, where a charming table for 6 makes it easy for shared meals or game nights.

The fully-equipped kitchen features high-end stainless steel appliances, ample cabinet and counter space, and a large island with seating for 4. At the back of the home, a screened-in porch extends the living space outdoors with a dining table for 6, perfect for enjoying meals in the fresh coastal air. Just beyond, the back patio includes a BBQ grill and an outdoor shower for added convenience.

Also on the first floor, the master bedroom features a King bed, access to the screened-in balcony, and an en-suite bathroom with dual vanities and a glass shower. Off the hallway, a cozy sleeping nook features a built-in Twin-over-Twin bunk bed with a TV in each bunk, and an attached bathroom with a shower/tub combination. The laundry room is located directly adjacent to the bunk nook, making this area both functional and comfortable.

Upstairs, a built-in desk area on the landing provides a quiet workspace or reading area. This floor also includes the other 2 bedrooms, the first complete with a King bed and an en-suite bathroom with a shower/tub combination. The other bedroom on this floor features a Twin-over-Twin bunk bed plus a Twin-sized daybed with a Twin trundle, comfortably sleeping up to 4 four guests, with its own en-suite bathroom with a shower/tub combination.

There is parking available for 2 cars under the carport. The home is also equipped with a Tesla charger, making it easy to keep your vehicle charged and ready for your next 30A adventure! Other EVs are welcome to take advantage of the charger as well with a compatible adapter (adapters are not provided).

Directly across from Camp WaterColor, this house is in an ultra-prime location (you may not even use your car once)! It is also an easy LSV/golf cart or bike ride to Publix, the sports fields, playground, and WaterColor's trail system - great for biking, walking, and hiking! Enjoy private beach access through WaterColor Beach Club.

This house comes with a maximum of 10 wristbands, which per the WaterColor HOA limits the number we accommodate even if there are sleeping arrangements in the home for more. Children under 5 are not required to wear a wristband so are not included in this number.

Guest access

The WaterColor community is so desirable due to its exceptional community amenities. Guests will have inclusive access to the Gulf-front WaterColor Beach Club and new Camp WaterColor facilities, in addition to 7 other beautiful swimming pools located throughout the community.

Camp WaterColor is literally ACROSS from the home, making it a dream to not have to worry about parking when the lot is full! The Beach Club is less than a 5-minute LSV/Golf Cart ride. The ultra desirable location of this home cannot be beat, especially for families!!

Camp WaterColor is geared towards kids and has its main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children's area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and playground.

The WaterColor Beach Club features a huge main pool and lounge area, an 'adults only' pool, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf!

These accesses are included in the nightly rate and are NO additional charge to the guests.

Other things to note
-Beach chairs through WaterColor Beach Club should be reserved in advance.
-In order to receive the proper number of amenity wristbands, you must enter the total number of people in your travel group when booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. Watercolor requires guest contact information for Watercolor wristband registration.
-Check in is 4:00 PM & check out is 10:00 AM. These times are strict and late check out may be subject to another day's rental fees.
-Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay.
-Smoking is prohibited.
-All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian.
-Please note that guests will need to sign a waiver for usage of the LSV. A $500 refundable hold is also collected and returned at check-out, provided there is no damage.
-The LSV/Golf Cart is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV/Golf Cart battery dying because of the renters not charging it will be charged to the renters.
-Damage that occurs will be collected from the renters.
-Southern Holiday Homes can not be held liable for any damage or injury to any persons caused by bikes, LSV/Golf Cart, or other amenities provided to guests.
