Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.

Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.

No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.

Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.

Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.

No Pets Allowed
Pets are not permitted on the property at any time.

On-Site Presence
The homeowner lives on-site in a completely separate unit and may be present during your stay.

Restricted Areas
There is an additional tenant behind the laundry room. Please do not enter any rooms behind the laundry room.

Gate and Horses
The gate must be kept closed at all times due to horses on the property. Please do not feed the horses or trespass through the gates at the back of the property.

Furniture
Please return furniture to its original position before departure.

Trash
Please take trash to the dumpster by the gate upon departure.

Smoking and Substances
No vaping is allowed on the premises. No marijuana use is permitted.

Security Deposit or Damage Waiver
After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in .
