Welcome to Emerald Heights, by Mountain Vacation Lodging. This house features two living rooms and has been nicely updated throughout. You'll have great outdoor spaces in the private backyard and a great location that is close to trails, creeks, restaurants and more, this family friendly home is a fantastic choice for your visit to Lake Tahoe. The Property:
Enter from the covered front porch or from the garage and you'll find the first of the two living rooms. With stylish furniture, new floors, and a very large Smart TV, this space is very welcoming. Staying on this main level, proceeding past the stairs, you'll find Bedroom 1 and Bathroom 1 on your right. The bedroom includes a Queen bed, smart TV, large closet and two windows facing the backyard. The bathroom is beautifully renovated to feature a large walk in shower with niches and glass doors.

Just across the hall is the kitchen and dining area. The kitchen is fully equipped with everything you need and then some. Beyond the updated finishes and standard appliances, extras found here include an ice maker and filtered water dispenser, small appliances such as the toaster and blender, spices and oils, a coffee station with two types of coffee makers, even an assortment of coffee pods to get your stay off to a nice start.

The second living room, or family room, is off the kitchen and dining room. Here the beautiful floors complement the exposed beams and tongue and groove vaulted ceilings to give this space a cozy, lake house vibe. Double barn doors allow you to create some privacy and a large sectional sofa with chaise lounger provides ample seating. Enjoy the massive smart TV or step outside to the back yard. The back deck is large enough to accommodate both dining and lounge furniture. Fire up the grill and turn on the pergola's string lights. In the back yard you'll find a hammock where you can relax while staring up at all the mature pine trees.

The upper level is home to the second and third bedrooms. Each of these two upper bedrooms includes a Queen size bed and wall mounted smart TV. There is another living area in between the two bedrooms. This creates a nice separation of space, plus it offers another space for relaxation. The second full bathroom is also here, between the two bedrooms. This bathroom includes a shower as well as a bathtub, which can be really helpful for families with younger kids. Additional family friendly amenities in this home include a crib, a pac n play, a highchair, kid specific kitchen items, board games, cards, and more.

The Location:
The Sierra Tract neighborhood is centrally located in South Lake Tahoe, tucked between the upper Truckee River and Trout Creek. These protected open spaces offer opportunities for exploration and recreation, right from your door. This quiet neighborhood also has some great restaurants and even a few bars within walking distance. The lake, ski slopes, casinos and more are a short drive or bus ride away.

Arrival, Accessibility, & Parking:
– Once you book, we're here to support you before, during, and after your stay. We will provide you with arrival instructions, local information, and answer any questions you might have.
– Accessing the property: From the driveway or garage, a few steps up are all that is required to access the main level.
– Parking: Two parking spaces are available. It might be possible to accommodate a third vehicle in certain circumstances. There is a one-car garage. Outside, there is one space directly in front of the garage. When there is no snow, it might be possible to park a second vehicle out front, off to the side.

** Rental Agreements, Security Deposits, Rental Requirements - All hotels and rental properties have some rules and are subject to some amount of laws or regulations. After booking, a Vacation Rental Agreement will be provided. All guests are required to sign the agreement within 72 hours of booking, and prior to occupying the property. There may be other requirements. For example, Guests may be required to provide additional information about the group that will occupy the property and or identification documents. Background checks may be performed, and in some areas are required by local law. A Minimum Age Requirement of 30 years or higher may apply. Guests may be required to provide a credit card and or a refundable security/damage deposit. We will be in touch after you book to gather additional information and to email you the rental agreement, which you can sign electronically - no printer required. ** Amenities - Some private or shared amenities may not be available for guest use during certain periods. Some amenities, when part of a property, may close daily, seasonally, or for maintenance. As such, all amenities can not be guaranteed to be available at all times. Please advise us when or before booking if you have questions about a specific property amenity so that we can give you the most accurate information possible for your dates.

** Air Conditioning - Most mountain resort properties were not built with air conditioning. During most hours of the day and weeks of the year, AC is not needed. Summer nights are cool and fans are provided at most properties. Check the average high and low temperatures and weather forecast for your dates of travel, and look at the list of amenities to see if AC or fans are part of the rental property and look for ceiling fans in photos.

** Group Sizes, High Occupancy Fees, & Maximum Occupancy - Some properties use a “High Occupancy Fee” to “raise the rate” for larger groups, and are thus able to list a lower nightly rate for smaller groups. Each rental agreement and associated rates are for a specific group size. Guests must enter the correct and maximum group size at the time of booking. The agreement requires a guest to confirm the group size and subsequently, to disclose any changes to the planned group size, which may result in an increase, or decrease, to the total cost, and may result in a security deposit becoming required.

** Video & Noise Monitoring - Please note that noise monitoring devices, and security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances and exits of the home. Cameras are present to ensure the property remains secure and safe, as well as to ensure that guests are honest and upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value and quality of the property, then this is not the place for you, and you should not book the property. For normal, respectful groups, we are sorry that these statements and measures are necessary. Security cameras and noise monitoring devices are an example and demonstration that the property's owners are taking steps to ensure the home remains available for rental, and in good condition, for your benefit. ** Lengthy Rental Periods, Cancellation Policies, & Cleaning Fees - Long Term Rentals (28 nights or more) may be unacceptable under the standard cancellation policies listed online, which are designed to be only for short term rentals. Long Term Rentals must be discussed and approved prior to booking online. A long term rental / lease agreement may be required. A Security Deposit will be required for all long term rentals, and mid-stay cleaning(s) / inspection(s) may be required. The standard cleaning fee quoted as part of any booking is for the final cleaning, which is to be performed after the rental period has ended. For guests who are booking a lengthy stay of more than one week, a mid stay-cleaning fee equal to the final cleaning fee may apply for the second week, third week, and so on.
