Smoking Policy
- No smoking anywhere at the resort.
- Evidence of smoking inside the home will result in a $1,000 fine.

General Rules
Noise & Courtesy
- Keep outdoor noise at a reasonable level at all times.
- Quiet hours begin at 10:00 PM.
- Neighbors are aware that guests stay at this home—please treat them with respect and courtesy.
Safety & Liability
- The host is not responsible for accidents, injuries, illnesses, or loss of personal belongings during your stay.
- No off‑road vehicles are allowed on the premises.
Refunds & Fees
- Refund Policy:
- 100% refund (less a 3% credit card processing fee) up to 30 days before arrival
- 50% refund (less a 3% credit card processing fee) up to 14 days before arrival
- A pre-authorized damage deposit hold of $1,000 is required or a non-refundable damage waiver of $75/day up to $300. If the damage deposit is chosen it is released a few days following check out provided there is no damage during the guest stay.
- Early arrivals and late departures incur a $40 fee.
- Neighbor complaint: $500 fee.
- Security dispatched: $500 fee.
- Police called: $1,000 fee and guests may be required to vacate immediately without refund.
- Unregistered guests: $500 penalty plus $60 per person for anyone on the property not included in the reservation.
Home Care
- Do not attach anything to walls or ceilings with tape, tacks, or adhesives. Damage will result in charges.
- Return any moved furniture to its original position. A $100 fee applies if items are not reset.
- Do not lower the A/C below 68°F.
- Owner‑only areas at the pool and beach are off limits to guests.
Rental Requirements
- Minimum rental age is 25.
- Guests must sign the rental agreement prior to check‑in. Instructions will not be released until the agreement is signed.
