Villa Rudolf, Svoboda nad Úpou: Pool, Sauna, Park

Villa Rudolf is what you are looking for if you want the house and the garden entirely to yourselves. You are not booking rooms in a house where somebody else also lives — you get the whole fenced park of 4,500 m2, the house with seven bedrooms, the pool, the sauna and the pergola. There is only ever one group on the grounds. And you are still a hundred and fifty metres from the centre of Svoboda nad Úpou: the shop, a beer and the train station are all within walking distance.

The house sleeps twenty-two and is built so that a big group actually works. Two full kitchens, so nobody is waiting for the oven at four in the afternoon. A long wooden table that seats everyone at once. Five bathrooms, so there is no morning queue. And if someone needs a break even from their own group, the attic apartment is a world of its own with its own kitchen and a billiard table.

BEDROOMS AND BATHROOMS
Seven bedrooms, five bathrooms, 257 m2. No bunk beds anywhere — not even in the children's rooms. Three rooms on the first floor each have their own bathroom with shower and WC. The fourth room is on the second floor and also has its own bathroom; the washing machine is in it. The attic is a separate apartment: three bedrooms, its own kitchen and a large living room with a billiard table and a long sofa, bathroom and WC separate. There is one more shower right by the sauna. Every room and every bathroom has its own thermostat. There are two large smart TVs with Netflix — one downstairs in the shared kitchen, one upstairs in the apartment.

KITCHENS
There are two, and both are real kitchens: each with its own oven, dishwasher, sink and a complete set of cookware. The large shared kitchen adds two microwaves, a large fridge, a fridge-freezer, a wine cooler and a Nespresso machine; the apartment has a microwave, a smaller fridge and the second Nespresso machine. Cooking for twenty people here is genuinely comfortable, not a heroic feat. Plus a washing machine, an iron and hairdryers in the bathrooms. In winter, a ski room with boot dryers — wet gear stays downstairs and never goes into the bedrooms.

POOL AND SAUNA
The pool is outdoors but completely enclosed. Above the water stands a structure of polycarbonate and aluminium profiles over two metres high — you walk underneath it normally, it keeps wind and rain out and holds the heat nicely in summer. You swim even when it rains. Heated from May to the end of September, around twenty-seven degrees in summer. To be straight with you: early and late in the season it is cooler. This is not an indoor hall where you dial in a temperature — the cover and the heating do a lot, but the weather has the last word. In the evening the pool and the gabion wall by the fire pit are lit. And if you have small children, the pool can be locked. The sauna is Finnish and private, with a changing room and a shower. Included in the price and available whenever you want.

GARDEN, ESPECIALLY IN THE EVENING
The park is 4,500 m2, fenced, with mature trees, so there is shade. A stream runs along the edge — children fish in it and collect pine cones across the whole grounds without you having to watch them near a road. After dark the grounds are lit and people stay outside. The fire pit takes the whole group, and so does the covered pergola: twenty people and two large electric grills, so you grill in rain or snow. For children there is a playground with climbing frames, a slide, swings and rope elements, a trampoline and a table-tennis table. A travel cot is available free of charge.

PARKING AND GETTING AROUND
Parking is free right in front of the house, behind your own gate: seven cars comfortably, ten or eleven when you need it, just tightly. In winter that pays off — the ski bus for SkiResort Černá hora – Pec stops two hundred metres from the gate, so the car can stay where it is all week and you walk to the lift. Bus stop a hundred metres, railway station five hundred. Slopes in Svoboda 1.9 km, Černá hora and Janské Lázně four kilometres, Pec pod Sněžkou thirteen — all on a single ski pass. Sněžka is about twenty minutes' drive to the cable car.

TWO MORE THINGS
There is a masseur right next door, and it is agreed with him that our guests come to him. No discount and no package; if you want a slot for certain, tell us in advance — we will book it or pass on the contact.

And about the neighbours: the grounds are large and fenced, but we are not out in the wilderness. People live around us who also want their windows open in summer, and they care about your playlist rather less than you do. So enjoy yourselves, grill at the fire pit, sit outside late — just please without big speaker systems in the garden, and after ten at a volume people can sleep through. We have never had a problem with this and we would like to keep it that way.

DAY TRIPS
There are more of them here than fit into a week. Where guests go most: the Treetop Walk in Janské Lázně and Emil's Forest World right next to it, Sněžka, the ZOO in Dvůr Králové nad Labem, the Stachelberg artillery fortress near Trutnov and the Adršpach rock town — reachable by car or directly by train from Svoboda. When it rains there is an aqua centre in Janské Lázně nearby. Every booking comes with a link to our trip guide with checked destinations within an hour of the house.
